estate entrepreneur Ryan Moel-
ler offers these four tips for
anyone considering a consumer
real estate investment.:
1. Don’t count on apprecia-
tion. Appreciation is a
bonus.
2. Watch the loan-to-value
ration. Ideally , the total cost of
the purchase, fees, and repairs
should be no more than 70%
of the appraised value.of the
property in good condition.
3. Maximize annual return.
Aim for properties that can be
rented for at least 1.5 to 3% of
the purchase price. For exam-
ple, a $50,000 property that
can be rented for $750 per
month.,
4.Have an exit strategy. Seek
properties that are attractive in
any market-as rentals, for sale.

Global Investors poised for activity

SEATTLE-Nov,2010– The
United States’ investment sales
market has the potential for
increased fluidity in the year
ahead, based on findings from
Colliers International’s Q3
2010 Global Investor Senti-
ment Survey.
In particular, US investors
noted markets in California,
Texas, New York, and Florida
as well as Washington DC,
Boston, Atlanta, Chicago, and
Seattle as key targets.,
The survey, which includes
investors from around the
globe, also determined that the
majority of US respondents
still believe that the “Property
Clock”: is at six o’clock, or at
the bottom of the cycle. That is
in sharp contrast to the average
globally, which puts the time at
eight o’clock, or at the begin-
ning of an up cycle, but is simi-
lar to the US sentiment in the
first quarter 2010.
The Property Clock equates
market cycles to specific times
of the day, with 12 o’clock
representing the top of the
market, and six o’clock repre-
senting the bottom. Each six-
hour period in between desig-
nates rising (after 6 o’clock) or
declining (after 12 o’clock)
cycles.
Nearly 80% respondents think
debt will be easier to access in
the next 12 months. And they
believe the cost of debt will
rise in th next 12 months.
