RENTAL AGREEMENT

THIS DEED OF AGREEMENT executed at Chennai, on this 1st day of December 2019,

BETWEEN

Mrs. Kalavathi S, W/o.Selvaraju, Proprietor of Property at Plot No.: 12/10, Door No.: 1/3018
Seethaiyammal Chandrakash Nagar, Bikchandar Kovil, No:1 Tolgate, Tirchiy Dist. – 621 216 aged about
45 years now resident at # 19, Sekkadi Street, Tiruchirappalli Fort, Tiruchirappalli, Tamilnadu – 620 008
hereinafter called the LANDLORD.

AND

M/s. Srirangam Milk Products Private Limited a company incorporated under Companies act 2013,
represented by its Director, Danda Srinivas, S/o. Danda Brahmanandam, aged about 46 years, having
Administrative office at No.5, Second Street, Sri Ayyappa Nagar, Kolathur, Chennai – 600 099, Tamilnadu,
hereinafter referred to as the “Tenant” (which expression shall unless excluded by or repugnant to the
subject or context be deemed to mean and include its successors-in interest and permitted assigns of the
OTHER PART, WITNESSETH AS FOLLOWS

WHEREAS the LANDLORD, is the absolute owner of the Plot No.: 12/10, Door No.: 1/3018
Seethaiyammal Chandrakash Nagar, Bikchandar Kovil, No:1 Tolgate, Tirchiy Dist. – 621 216 hereinafter
referred to as the DIMISED PREMISES, which is more particularly described in the schedule hereunder
and Whereas LANDLOARD is willing to rent out the DIMISED PREMISES to rent and whereas the
TENANT is willing to take the same to rent of the same subject to the Terms and Conditions mentioned
under.

1. The monthly of tenancy is according to the English Calendar Month.

2. The Rental Advance for the said DEMISED PREMISES shall be Rs.1,00,000/- (One Lakh Only) as
rental advance in favour of Mrs. Kalavathi S. vide cheque no.: 803436 dt. 30.11.2019 Axis Bank,
Anna Nagar in which as the TENANT is to be retained by the LANDLORD and the said advance
amount of Rs.1,00,000/-- shall not carry any interest. The said advance amount of Rs.1,00,000/-
shall be refunded by the LANDLORD to the TENANT on his vacating and delivering quit
possession with key.

3. The Rent has been fixed per month of Rs.9,000/- (Rupees Nine Thousand only ) shall be paid
on or before 7th day of Every Calendar month.

4. The Tenant rented the premises to carry out the business relating to milk and milk products in the
Company Name Srirangam Milk Products Private Limited only. If any other business carried on by
the tenant, should obtain permission in writing from the Landlord.

5. The TENANT shall pay up the maintenance charges and electricity charges as per meter fixed by
the TNEB.

6. The TENANT shall keep the DEMISED PREMISES in his occupation in the good and tenantable
condition without damage or disrepair to the flooring, walls and structures.

7. The TENANT shall use the DEMISED PREMISES in his occupation without causing any
annoyance, worry and nuisance prohibited by law.

8. The TENANT agrees not to carry any offensive or illegal activity in the said DEMISED PREMISES.

9. The TENANT shall use only the Electricity current and will not use firewood for any purpose in the
DEMISED PREMISES let out to him.

10. The TENANT agrees to carry out day-to-day repairs, such as, leakages in pipes/taps, fuse,
blockade in pipes, replacement of electrical equipments, etc, at their own cost.

11. The TENANT agrees not to make any alterations or structural changes, either temporary or
permanent in the said DEMISED PREMISES, except with the prior written permission of the
LANDLORD, the TENANT also agrees not to cause any damages, in any form, to the DEMISED
PREMISES.

12. The TENANT agrees not to sub-let, in-let or otherwise part, assigns, transfer or deal in any
way/form with the DEMISED PREMISES. The tenancy is for commercial purpose only, and not for
any other purpose.

13. The TENANT agrees to permit the LANDLORD or their agents and or their men to inspect or
supervise the DEMISED PREMISES at all reasonable time and carry on any repair work, if
needed.

14. The tenancy may be terminated by either of the party by giving three months prior notice in writing
to the other party.

15. The tenant should paint the premises once in 3 years or at the time of vacation whichever is earlier.
Advance amount will be refunded only after handing over the key of the vacant portion in good
condition as it was let.

16. The Tenancy may be renewed after the expiry of term covered by this Deed at the option of both
the Parties for further term as mutually agreed upon between them on fresh terms with an increase
of 10% to the Rent once in two year.

17. The agreement is valid for Eleven Month only from 01.12.2019 to 31.10.2020.

SHEDULE

All that piece and parcel of premises bearing Plot No.: 12/10, Door No.: 1/3018 Seethaiyammal
Chandrakash Nagar, Bikchandar Kovil, No:1 Tolgate, Tirchiy Dist. – 621 216.

IN WITNESS WHEREOF THE PARTIES HAVE SET THEIR HANDS AND SEALS THE DAY, MONTH AND
YEAR FIRST ABOVE WRITTEN.
