AGREEMENT FOR RENT

THIS AGREEMENT FOR RENT is made and executed on this 01st Nov 2019 at
Guduvanchery by and between. aged 63 years. Residing at Flat No S-1, Sucasa Avenue, 1 st Main road.
AECS layout C Block. Marathahalli. Bangalore-560 037, herein after called as the “OWNER” of the
ONE PART.
And
Aged 66 years Staying in 14/23, Pattaraivakkam Road, Varatharajapuram, Ambattur, Tiruvallur, Tamil
Nadu – 600 053. herein after called as the “TENANT” of the OTHER PART.

Whereas, the term “OWNER” and the “TENANT” shall mean and include all their respective
heirs, executors, administrators, legal representatives and assignees.
1. The rent payable by Tenant to the Owner shall be Rs.7000/-(Rupees Seven Thousand
Only) Payable on or before 5th day of each calendar month and regular house
maintenance shall be carried out by the Tenant.

2. That the Tenant shall pay the Electricity separately as per the meter to the concerned
authority.

3. That the Owner shall bear all Municipal taxes, property taxes, exc., and assessment
whatsoever in respect of the rented out premises.

4. That the Tenant has paid an advance of Rs.50.000/-(Rupees Fifty Thousand only)
exclusive of Society Maintenance charges towards the Security Deposit. The said amount
shall not bear any interest. The Owner shall deduct 1 Month Rent as cost of painting
charges from the advance amount for the occupied premises and will refund the balance
advance amount to the Tenant at the time of vacating the scheduled premises.

5. That the Tenant shall pay the rent on or before 5th day of ever calendar month. If the
Tenant makes any default in payment of rent for two consecutive months, the Tenant is
liable to be evicted from the schedule premises immediately on such default money will
be deducted from the security deposit amount paid by the Tenant.

6. That the Tenant shall not sublet or underlet the said premises or any part of the
scheduled premises to any other person without taking written permission or consent of
the owner.

7. That the Tenant shall keep the scheduled premise in good and tenantable condition and
shall use the scheduled premises only for the residential purpose.

8. Usual up keep and maintenance of the premises (except natural were and tear) Fittings
and installations therein shall be the responsibility of the Tenant. If there are any
damages. The equivalent amount shall be deducted by the Owner from the Security
Deposit amount paid by the Tenant.

9. That this Owner shall have the right to evivt the Tenant on breach of any of the
conditions mentioned above. Without prejudice to right to release all arrears of rents due.

10. This owner assures the Tenant peaceful and quite possession of the said premises during
the period of this legal agreement.

11. If the Tenant want to vacate the premises or if the Owner needs if for his own use 1(One)
month advance notice in writing shall be given by the Owner/Tenant.

12. Both parties with mutual consent can renew the duration of this agreement after Eleven
Month as per terms and conditions to be mutually agreed upon.

SCHEDULE OF THE PREMISES

ALL THAT PIECE AND PARCEL of House bearing No bearing Plot No.44 Kaveri
Street, Bady Nagar, Madambakkam Post, Guduvanchery Via, 603 202 consisting of the
following.

Fitting & Fixtures:-


1. Water Heater only in Ground Floor bathroom.
2. Number of Fans present.
3. Tube light in all Rooms.

IN WITNESS THEREOF the “Owner & Tenants“ have agreed and affixed their respective
signature to this Agreement of Rent on day, month and year as mentioned above.
