PROFESSIONAL RATES AND PAYMENT SCHEMES FOR

ARCHITECTURAL AND ENGINEERING DESIGN

A. SCOPE OF WORK:

The Architect understands that the scope of services forming part of the
Contract shall be as follows:

 Architectural Design
 Architectural Space Planning
 Architectural Elevations & Sections
 Architectural Detail Drawings
 Rendered 3D Interior and Exterior Perspective
 Engineering Design
 Structural Plans
 Sanitary Plans
 Electrical Plans
 Mechanical Plans

B. METHODOLOGY AND DESIGN STAGES:

The Design Consultancy Services shall be split into the following key stages, as
follows:

 STAGE I - PRE- DESIGN

1. Taking of As-built measurements


2. Preparation of As-built Architectural Floor Plan
3. Ocular site inspection
4. Vicinity surveying
Note: The taking of As-built will be limited only to the extent of the visible and
accessible areas

 STAGE II – SCHEMATIC DESIGN


o DESIGN REQUIREMENTS
 Planning the possible layouts and architectural styles for the
said project
 STAGE III - DESIGN DEVELOPMENT

1. Submission of the Design Development Documents consisting of


Architectural Plans and final perspectives, which will be based on the
approved Schematic Design.
a. Architectural Floor Plans showing specific dimensions.
b. Architectural Elevations and Sections to show finishes and
dimensions
c. Reflected Ceiling Plans

d. Floor Finish Layout, Details
e. Blow-up Floor Plans
f. Perspectives

These shall likewise be coordinated with the provisions and requirements


of the electrical system of the Project
Note: The Client shall affix her signature on the Approved Final Design Drawings

 STAGE IV – CONSTRUCTION DOCUMENTS


1. Preparation and submission of Construction Documents to include the
following:
 Architectural Floor Plans showing specific dimensions.
 Architectural Elevations and Sections to show finishes and dimensions
 Reflected Ceiling Plans
 Floor Finish Layout, Details
 Blow-up Floor Plans
 Schedule of Doors, Details
 Schedule of Partitions/Walls, Details
 Casework/Cabinet Details
 Fire Detection and Alarm System Layout
 Lighting Distribution Plans, Diagrams, Details
 Power Distribution Plans, diagrams and load computations
 Communication (Telephone and Internet Connectivity) Layout Plans,
Diagrams, Details
 Materials Specification Sheet
 Structural Plans
 Sanitary Plans
 Electrical Plans
 Mechanical Plans
Note: Three (7) Sets of complete Construction Documents will be provided.

Note: The Client shall affix her signature on the Approved Construction Drawings
and Documents. Moreover, all Construction Documents shall be signed and
sealed by the Architect and his Consultants

NOTE: The above Design Scope of Works does not include the
following items:
 Securing National and Local Government Construction Permits for the
project
 Project Scale Model
 Acoustic Specialization Design
 Lighting Specialization Design
 Intruder Monitoring and Alarm System

C. TIMELINE OF DESIGN STAGES

Working Days

a. Pre-Design Stage: Depends on the complexity of the project


b. Schematic Design Stage Depends on the complexity of the project
c. Design Development Stage: Depends on the complexity of the project
d. Contract Documents Stage: Depends on the complexity of the project

Notes:

-Timeline will start Three (3) days upon receipt of both the Notice to proceed and Down
payment from the Client

-Timeline was based on the assumption that during the different stages, the Client will be
present for design coordination meetings and technical coordination meetings whenever
needed to finalize the Design for the Project

D. PROFESSIONAL FEE:

Professional Fee for the Architectural Design Services for the Renovation
Project shall be 10% of the PCC (Project Construction Cost)

E. SCHEDULE OF FEES:
 The first shall be a down payment of Php 25,000.00 shall be paid to the
architect from the owner upon signing the contract.
 Second Payment is 40% of the professional fee upon submission and
approval of the Schematic Design
 Third Payment is 40% of the professional fee upon submission and approval
of the Final Design Development Documents
 Fourth Payment is 10% of the professional fee upon submission of
Construction Documents
 Fifth Payment is 5% of the professional fee upon 50% completion of the
project
 Final/Sixth Payment is 5% of the professional fee upon 100% completion
of the project
