RENTAL AGREEMENT

This Rental Agreement is made and executed at Bangalore on this


3rd May 2019 (3-05-2019) by and between:

Ms. Aditi Mahale, residing at #704, Sky Flama, Dosti Flamingos,


Jivraj Tokersi Marg, Sewri, Mumbai 400015. Hereinafter called as the
“LESSOR”(which expression shall mean and include wherever the
context so requires admits her heirs, executors, representatives and
assigns) of the ONE PART:

AND:

1. Dipesh Bharatkumar Maheshwari (Holder of Aadhaar # 3280


2031 3465)

2. Monika Rathi (W/o Dipesh Bharatkumar Maheshwari)

Hereinafter called as the “LESSEE” (which expression shall mean


and include wherever the context so requires admits her heirs,
executors, representatives and assigns) of the OTHER PART:

WITNESSES AS FOLLOWS:-

Whereas the LESSOR is the absolute owner of the residential


property situated at E-Block, 0430, Divyasree Republic of
Whitefield,23, Kundalahalli Road, Behind Divyasree Techno
Park, Whitefield, Brookfield, Bengaluru – 560066, which is more
fully described in the Schedule written hereunder and hereinafter
referred to as the “Schedule Property”.

Whereas the LESSOR has agreed to grant a lease of the said premises
to the LESSEE under the following terms and conditions.

1. DURATION: The duration of the lease shall be for a period of


11 months (Eleven Months) ONLY, commencing from 06th
May 2019 (06-05-2019) and is subject to renewal thereafter
under mutually agreed terms and conditions by the LESSOR
and the LESSEE with an enhancement of 5% in the monthly
rent after every 11 months.

2. RENT: The monthly rent payable by the LESSEE to the


LESSOR for the “Schedule Property” shall be Rs. 26,000
(Rupees Twenty Six Thousand only ) per month which
excludes maintenance charges. This amount shall be paid every
month within 5th day of subsequent month. Whatever
maintenance charges are decided by the Republic of Whitefield
Association committee , the charges will be paid by the
LESSEE to the LESSOR along with monthly rent.

3. ELECTRICITY, WATER and GAS: The LESSEE shall pay


electricity, water and gas charges separately to the respective
departments as per bill due dates without fail.

4. INTERNAL MAINTENANCE: The LESSEE shall maintain


the Schedule Property in a state of good order and condition
and shall not cause any damage or disfigurement to the
Schedule Property therein always expecting fair wear and tear.

5. LIABLE FOR DAMAGES: It is agreed that any damages


caused by the LESSEE in the Schedule Property shall be made
good by the LESSEE promptly and immediately

6. USER: The Schedule Property shall be used by the LESSEE


ONLY for residential purpose and shall not use for any
unlawful and business purpose. The LESSEE will not store
hazardous and inflammatory articles like explosives and
petroleum products.
7. ADDITIONS and ALTERATIONS: The LESSEE shall not
make any additions and alterations to any part of the Schedule
Property or premises without written consent of LESSOR.

8. SUB-LEASE: The LESSEE shall not be entitled or permitted


to assign, sublet or underlet the Schedule Property or any part
thereof or part with possession of the demised property or any
part thereof to anybody whatsoever.

9. DEPOSIT: The LESSEE have paid a sum of Rs.125,000


(Rupees One Lakh Twenty Five Thousand Only) by way of
Online Transfer as security deposit to the LESSOR. The same
amount shall be refundable by the LESSOR to the LESSEE
without any interest at the time of vacating the schedule
premises.

10. TERMINATION OF LEASE: Giving 1 (ONE) month


notice in writing may terminate this agreement by either party.

11. INSPECTION: The LESSOR or their representatives shall or


can inspect scheduled premises at all reasonable hours with prior
intimation.

12. PAINTING CHARGES: The LESSEE have to pay ONE


month rent towards painting charges or the same amount will be
deducted from the security deposit at the time of vacating the
scheduled premises.

13. In case of any damages arising for fitting and fixtures the charges
should be borne by the LESSEE at their own cost or the same
amount will be deducted from the security deposit.

Notwithstanding what is stated above, the agreement shall be liable to


be revoked by the LESSOR, if the LESSEE are in default in the
payment of rent and / or other charges 3 (three) months after the
same have fallen due or if the LESSEE commit breach of any terms
and conditions of this agreement.

SCHEDULE PROPERTY

The Fourth Floor residential premises situated at E-Block, 0430,


Divyasree Republic of Whitefield, 23, Kundalahalli Road, Behind
Divyasree Techno Park, Whitefield, Brookfield, Bengaluru – 560
066, consisting of 2 bedrooms, one hall, kitchen, one attached
bathroom / toilet, one common bathroom /toilet with water ,
electricity and gas facilities.

FITTING and FIXTURES:

1. Geysers 2 Nos.
2. Ceiling Fans 4 Nos.
3. Tubelights 6 Nos.
4. Gas Stove 1 Nos.
5. Water Purifier 1 Nos.
6. Wardrobes 2 Nos.
7. Exhaust Fans 2 Nos.
8. Chimney 1 Nos.
9. Bathroom Mirror 2 Nos.
10. Modular Kitchen 1 Nos.

IN WITNESS WHEREOF the parties have executed this agreement


in the presence of the following witnesses on the day, month and year
as first mentioned above.
