1. Definitions
Read the reading materials 01 (RM 01) provided along with this
 workbook. If it is necessary, search in the internet or read the
standard textbook of maintenance management. Find the following
definitions.
 Maintenance Management
 Asset Management (as per PAS 55 Definition)

Maintenance Best Practice:

Maintenance best practice consist of key elements. If key elements


are well implemented, organizations will gain many benefits in
managing their assets. It is often to visualize the maintenance best
practice into a model. The purpose of the model is to provide the
organizations have clear road map to implement the key elements of
maintenance best practice.

In some cases, the pyramid are used to visualize the model. Some
people said that this model was inspired by Maslow Hierarchy of
Needs Model.

2. Maslow’s Hierarchy of Needs


Maslow (1943) stated that people are motivated to achieve certain
 needs. When one need is fulfilled a person seeks to fulfill the next one,
and so on.

Search information in the internet or standard textbook regarding the


Maslow’s hierarchy of needs. Draw the earliest version of Maslow’s
Hierarchy of needs.

The lowest levels of the pyramid are made up of the most basic needs,
while the more complex needs are located at the top of the pyramid.

This hierarchy suggests that people are motivated to fulfill basic needs
before moving on to other, more advanced needs.

3. Maintenance Best Practice


One of the definition of maintenance best practice is the maintenance
 practices that enable a company to achieve a competitive advantage
over its competitors in maintenance process.

There are many maintenance best practice models available. The


pyramid model is one of favourite models among the available
maintenance best practice models. The reason being that, the model
has similiarity to the maslow’s hierarchy of needs model as shown in
Figure 1 below.

4. Maintenance Management Pyramid (Terry


Wireman’s Model)
Read the Chapter 1 of Terry Wireman’s Book (RM 01). Mr. Wireman
 identifies that there are 11 key elements of maintenance management
best practice. Those eleven key elements are followings.
1. Continuous Improvement.
2. Total Productive Maintenance.
3. Financial Optimization.
4. Predictive Maintenance.
5. Operations Involvement.
6. Reliability Centered Maintenance.
7. Technical and Interpersonal Training.
8. Work Flow System.
9. Computerized Maintenance Management System (CMMS).
10.Stores and Procurement
11.Preventive Maintenance.

By adopting Maslow’s hierarchy of Needs, those eleven key elements


 can be modeled into a pyramid. Discuss with your group what will the
best structure of the pyramid look like?

5. Maintenance Management Pyramid (Campbell’s


Model)
Read the Chapter 3 of John Dixon Campbell Book (RM 02). Mr.
 Campbell identifies that there are 9 key elements of maintenance
management best practice. Those nine key elements are followings.
1. Process Reengineering
2. RCM
3. TPM
4. Measures
5. Tactics
6. Data Management
7. Plan and Schedule
8. Strategy
9. Management

By adopting Maslow’s hierarchy of Needs, those nine key elements


 can be modeled into a pyramid. Discuss with your group what will the
best structure of the pyramid look like?

6. Others Maintenance Management Best Practice


Models
There are other maintenance management best practice models
 which are not modeled in pyramids.

Maintenance Excellence Model uses circle to visualize the key


elements of maintenance best practices. You can find this model in
Campbell-Jardine’s Maintenance Excellence Book.

Anthony Kelly also uses circle to visualize the key elements of


maintenance best practices. You can find the model in Anthony Kelly’s
Trilogy Books.

Recently, the IAM (Institute of Asset Management) releases the PAS


55 (Publicly Available Specification). This specification is a standard on
how to manage the physical assets. Soon (in 2014 hopefully), this PAS
55 will became ISO 55000.

 Maintenance excellence:
is the balance of performance, risk, and cost to achieve an
optimal solution. (Jardine Chapter 1)

7. Maintenance Development Stage


Read Sandy Dunn’s paper (RM 03) with the title “Moving form a
 Repair-Focused to a Reliability-Focused Culture”.

Pay attention on Figure 1. Discuss with your group, how long does it
 take to move from one stage of maintenance type to another type.

8. Maintenance Implementation Model


Read Chapter 13 (RM 04) of Campbell-Jardine’s Maintenance
 Excellence Book. In this Chapter, you will find the model on how to
implement the maintenance management.

Rewrite the model. The block in the model represents the milestone
 of the implementation. Discuss with your group what should be done
by the organization in each implementation mile stone.

9. Key Success Factors to Achieve Maintenance


Excellence

 Build the vision of what the new order will be like.
 Obtain management commitment to get the job done.
 Ensure that everyone understands the compelling need to
change the current order.
 Get buy-in from those most affected by the change.
 Monitor performance and exercise leadership control.
 Communicate results at every step.
