HOUSE RENT LEASE AGREEMENT

Agreement made on ........./....../................. between Smt.R.Kannamma w/o B.Rajamohan landlady of the


house and residing at 13, 10th East Street, Kamarajar Nagar, Thiruvanmiyur, Chennai-600041 herein after
called the LESSER on the one part and

The Lesser hereby agrees to let and the Lessee agrees to take on rent the Northern / Southern house at #10,
5th Street, Kannappan Nagar, Thiruvanmiyur, Chennai-600041 at a monthly rent of Rs..............

The Lesser has received an advance of Rs............./- (Rupees ..............................................................)

The advance amount will not carry any interest and also the advance amount will not be adjusted but only be
refunded at the time of vacating the house after adjusting the dues if any payable by the tenant to the Lesser.

A monthly maintenance charge of Rs.200/- per month will be paid by the tenant. The maintenance charge is not
included in the rent.

The tenancy will be in force for a period of 11 months from the date of occupation by the Lessee. The rent is
payable on 1st or not later than 5th of every month in which the rent falls due.

The tenancy will be terminated either by the owner or by the tenant by giving a notice to the other party with in
the duration of the lease or any extended period thereof subject to the following conditions:

1. The notice period will be TWO months on either side.


2. The agreement may be renewed with the consent of both the parties after the agreement period for a
further period of 11 months subject to an increment of rent by 10%.
3. Only on payment of the full advance tenant will be allowed to occupy the house.
4. If the tenant wants to terminate the tenancy without complying with the notice period, rent due for the
notice period will be deducted from the advance and only the balance will be returned.
5. For adjustment purposes, only full month will be considered whatever may be the date of vacating the
house.
6. The above said place has been let out only for residential / commercial purpose.
7. The advance amount will not carry any interest.
8. The advance amount will not be adjusted towards any rental due.
9. The advance amount will be returned after completely vacating the house.
10. The advance amount will be returned after deducting an amount of Rs.1000/= as compensation against
any sundry damages incurred during the tenancy.
11. The tenant will pay the electricity charges and any other incidental repair charges of the water pump,
electrical fittings, and charges to remove sewerage block etc.
12. The tenant will pay the cost of the drinking water purchased in the event of water shortage.
