Agreement

Subject : Architectural Design Services

Dear Sir,

This will confirm our agreement for me to furnish professional services as Architect of the
Proposed Project : Two Storey Residence
Location : Angono, Rizal

In accordance with the following terms and conditions:

I. GENERAL SCOPE OF ARCHITECTURAL SERVICES

The ARCHITECT shall perform professional services, which shall consist


generally of the following:

1. Schematic Design based on the requirements/needs of the OWNER.


2. Preparation of Final Design Development drawings including perspective.
3. Preparation of Contract Documents consisting of the following:

3.1 Architectural Drawings and Details

3.2 Sanitary and Plumbing Drawings and Details

3.3 Specifications

(Note: The Architect shall furnish not more than seven (7) sets of the required
plans, designs, drawings, specifications and estimates for the purpose of
securing the Building Permit for the Project. The cost for the printing or
reproduction of extra sets of Contract Documents by the Owner or his
representatives is to be borne by the Owner.)

EXCLUSIONS:

1. Preliminary services include conferences with the client and inspection of


the building site.
2. Pre-Design Services such as Space Planning and Research

3. Allied Architectural Design Services for Architectural Interiors (AI)


4. Site/ Physical Planning
5. Preparation of Contract Documents of Engineering Design Services
consisting of the following:
5.1. Structural Drawings and Details
5.2. Electrical Drawings and Details
5.3. Mechanical Drawings and Details (if required)
5.4. Fire Protection Drawings and Details (if required)
5.5. Budgetary Cost Estimates
6. Assistance in filing the required documents to secure the approval of
governmental authorities having jurisdiction over the design of the Project.
7. Preparation of forms of contract letting documents for construction and
construction contracts
8. Construction Phase
8.1. Periodic visits of Construction
8.2. Full time Construction Supervision
8.3. Project or Construction Management
8.4. Checking and approval of samples, schedules, shop drawings and
other submissions
8.5. Preparation of change orders

II. ARCHITECT’S FEE

The Architect’s Fee is computed based on a percentage (%) of the Statement of


Probable Project Construction Cost (SPPCC). Under SPP (UAP) Document 202,
the percentage (%) shall be based on the type of the Project or the scope of the
professional services being contracted by the Architect.

The owner agrees to pay the Architect in accordance with the Architect’s National
Code (UAP Doc. 202) a basic fee of six percent (6%) of the total estimated
project construction cost. However, the Architect is required to undertake ONLY
PART of the full regular Detailed Architectural & Engineering Design Services for
the abovementioned project. Signing and sealing of the Architectural Documents
(with the mandatory assumption of the minimum civil liabilities prescribed under

Art. 1723 of the New Civil Code) carries a weight of 10% of the Architect’s Fee.
(refer to Article 7.08).

III. MANNER OF PAYMENT


The Owner-Client shall pay the Architect in the following manner as payment for
the Architect’s basic services.
• An initial down payment of Twenty-five thousand
pesos(PHP25,000.00) upon signing of contract and the remaining
balance of Twenty-five thousand pesos(PHP25,000.00) upon
completion and submission of seven (7) sets of signed and sealed

o Lighting & Power Layout
o Panel board Distribution layout’
o Single Line Riser Diagram
o Load Computation
o Signed and Sealed Plans by Registered
and Licensed Master Electrician/Electrical
Engineer.
• Structural Professional Fee Design
o Column & Footing Layout
o 2nd floor framing Layout
o Roof framing Layout

o Design Analysis
• Cadd plotting and Blueprinting

IV. DATA REQUIRED FROM THE OWNER

All technical description of property, duly certified lot and vicinity plans, contour
maps, etc., at a convenient scale and other relevant data will be furnished by the
Client/Owner so that the design of the project can start immediately.

V. CHANGES AND/OR REVISIONS

Any changes and/or revisions requested by the Owner after the approval of final
design shall be subjected to compensation agreed by both parties but not less
than man-hour time charge plus materials used times a factor of 2.5.

VI. OWNERSHIP OF DOCUMENTS

Contract documents shall remain the property of the Architect in accordance with
R.A. 9266 and R.A. 8293 whether the design is executed or not. Additional
copies when required will be for account of the Owner.
