MINIMUM COMMON FACILITIES REQUIREMENT FOR APARTMENTS

Bilik Solat (most architect state surau)


i. 50 – 100 unit = minimum 500 kaki persegi.
Ii 101 – 400 unit = minimum 600 kaki persegi
iii Melebihi 400 unit = minimum 800 kaki persegi

Keluasan bilik solat adalah termasuk ruang berwuduk yang berasingan untuk lelaki dan perempuan

Dewan Serba Guna/Bilik Mesyuarat


i. 10 – 50 unit = minimum 200 kaki persegi
ii. 51 – 100 unit = minimum 400 kaki persegi
iii. 101 – 400 unit = minimum 800 kaki persegi
iv. Melebihi 400 unit = minimum 1,000 kaki persegi

Taska
i. 50 – 100 unit = minimum 600 kaki perse
ii. 101 – 400 unit = minimum 800 kaki persegi
iii. Melebihi 400 unit = minimum 1,000 kaki persegi

Tadika
Melebihi 500 unit = minimum 1,000 kaki persegi

Pejabat Pengurusan
i. 10 – 200 unit = minimum 200 kaki persegi
ii. 201 – 400 unit = minimum 300 kaki persegi
iii. Melebihi 400 unit = minimum 400 kaki persegi

The above are JPBD guidelines so should request architect to provide guidelines they follow.

Based on the above if have more than 400 units in a development than need an independent building to
house all of the above.

This is a compliance matter that the future MC can come after Sbj.

Another issue is TLK allocation .HDA S&P states each unit must have TLK as accessory parcel with
parking nos in series starting from outside then into covered area. Accessory paecel starts with letter A.

With 505 units and going for provisional blocks it would be chaos if no allocation made together with
SIFUS.

At R2 The issue on TLK will soon appear. Same with management office.

Do not have a copy of layout to futher elaborate.
