We are BoKlok. We build affordable homes for ordinary


people.

The BoKlok concept


BoKlok is a groundbreaking housing concept, developed by IKEA and
Skanska. Together we build blocks of flats and terraced houses for
people who want to live in a home of their own, but still have money
left at the end of the month.
The concept is
born
In 1996, when IKEA’s founder
Ingvar Kamprad met Skanska’s
chairman of the board Melker
Schörling at a housing fair, all
new homes that were built were
expensive and luxurious. No one
dared to build affordable
housing, regardless of the urgent
need on the market.

As people were actually queuing
outside IKEA-stores to buy flats,
we invented a system that
allowed people to choose flats
through the drawing of lots. It
works well with the BoKlok
philosophy: Everyone should
have the same opportunity to
live well.
The concept develops
In the beginning we mainly targeted single parents with low incomes,
young people leaving home, and seniors longing for easy and
convenient living – and our block of flats were born. Then we quickly
realised that our philosophy is just as appreciated by families in other
living situations as well, so we developed the terraced houses.

Even if our houses look different, they have a lot in common. Inside
they are all extremely well planned. All the amenities that a modern
family needs are there, but without a single unnecessary show-off
square meter. They are light and roomy, with big windows and extra
ceiling height.

We believe that the outside environment is just as important for


creating cosiness as the inside, so each flat has its own terrace,
balcony or garden. Around and in between the houses we plant lawns,
bushes and apple trees to go with the gravel paths. The actual
gardening we leave to the residents. After all, shared responsibilities
tend to create good neighbours.

We only build small neighbourhoods, so that everybody can get to


know their neighbours and feel safe. We position the houses so that
they form natural meeting points and we don’t allow cars in between
the houses. If someone asks, we say that we build for people, not
cars.

Smart and versatile
Don’t let the numbers fool you. Our square metres house a lot more
than others. Our architects and interior designers have carefully
considered every centimetre in order to find the perfect balance,
creating homes that are both spacious and affordable.

Terraced

Flex block of
flats
Our Flex block of flats is great
when there is a need for more
flats than our classic block of
flats can provide. The sizes of
the flats can be combined to suit
the need of a specific region, and
the buildings can be up to four
floors, but not higher, as the
building would simply become
too big. BoKlok is all about being
small and cosy. Flex is a flexible building
available in a variety of siding
materials, colours and roof
types.

When we started planning BoKlok we


decided to look at some important facts
first, such as: Whom are we building for?
What are they able and willing to pay? And
how do they want to live? The answer was:
We should imagine our buyer being a single
pre-school teacher with one kid, and a small
wallet. This family would prefer something
bright and roomy, near public transportation
and nature.

One could say it sounds contradicting – such


good living at such a good price – but we
chose to take it on as an inspiring challenge.
We decided: Our monthly cost of living
should always be lower than an equivalent
flat in the same area.

The concept has been successful, because


we have managed to deliver what we
promised. We have scrutinised our costs and
cut, cut, cut. But only to a certain extent, of
course. We never compromise on quality or
sustainability regulations.
Sold at IKEA
One thing that cuts costs and
boosts the idea of fair-
mindedness at the same time is
our sales process. Instead of
meeting buyers separately – as
other brokers do – we gather
them all at the nearest IKEA
store on a Saturday. There they
can register and then a drawing
of order determines who gets to
choose flat first. It is safe, it is
fair and it is efficient.

As green as we can
be
Sustainability is super-duper important to
us, both regarding the construction process
and for the future. Here are some of our
thoughts about that.
Happy
customers
In Sweden we have built over
100 BoKlok developments over
the years. We keep our promises
about low costs and high quality,
which makes our customers
happy. We know that, because
we ask each and every one of
them.

I brought a
few favorites
for my garden
When my husband died, I started
to look for a smaller place. The
sales in this project were already
running, so everything happened
very fast. The apartment is just
the right size and works fine for
me. I have very friendly
neighbors in my age. We drink
coffee together and look after
each other’s dogs.

I really appreciate my garden. I


brought a few of my favorite
plants from my villa garden and
have made some new flower
beds. A company helped me with
the tiles, and I also have a small
lawn and allotment. Below my
bedroom window, I put herbs in
a flowerbox - where it won’t
spread so easily and will get a lot
of sun.

The deck will
be the next
project
We are very pleased with our
new home. Since we love interior
design we decided to replace our
old furniture when we moved in.
We pour our self into projects
and love the “do it yourself”
trend. For example, the shoe
rack in the hall is actually kitchen
shelves from IKEA, sprayed with
copper color, to match the pipe
in copper we use as a standing
coat.

The next project will be to fix the


large patio. On one side we will
have a dining table, and the
other one a comfy lounge. To
create the sofa we will cobble
three pallets together in an L-
formation, and put wheels
underneath. Finally, we will add
some large cushions and pillows,
all made by ourselves.
