Dear Sir,
ALLOCATION OF PLOT NO: 25 ON THE FIRST AVENUE ZION ORIENTAL SCHEME 1,
AWKA

We refer to our letter dated 09/01/2020 in which plots No: 25

Zion, Oriental Courts Scheme 1, Awka, was offered to you at the
price of Six Million Naira (6,000,000.00) only and inform you
that the said plot is hereby allocated to you subject to the
following terms and conditions and those specified in the lease.

1. As you have paid the sum of Six Million Naira (6,000,000.00)

only representing the full selling price of the plot, the
allocation letter is hereby handed over to you for your own
development.

2. If you have obtained loan for the purchase of this plots,

kindly let us know so that we shall deliver the title Document
straight to your sponsors when registered, stamped and
executed.
 3. As you are already aware, you are responsible for the
perfection of your Title Document, we are by this letter
asking you to call on our Secretary/Legal adviser for briefing
on how you will process and perfect the Title Document.

4. Note that you should submit to the Imperial Villas Limited

any Building, structure and fencing plan you may wish to
erect on the plot, for approval.

5. The Service and Maintenance Charges payable on per

housing unit is One Hundred and Twenty Thousand
Naira(N120, 000.00) only per annum. You should pay your
service and maintenance charges from ft 1 st January, 2021.
You should therefore make arrangement to remit to us the
Services and Maintenance Charges for the year 2021 when it
is due. Note that these are subject to revision periodically.

6. If for any reason whatsoever, our terms and conditions are

not acceptable to you, you should please let us know in
writing within thirty 930) days from the date of this letter.

7. So that the plots allocated to you could be reallocated to

another purchaser on our waiting list and your deposit
refunded to you.

Please note that Imperial Villas Limited reserves that right to

revoke the property if no meaningful development is done on the
plot after twenty-four (24) months.
