MUP Corrections Written Response

Block 38, 520 Westlake Ave N - #3017466 February 15, 2018

Land Use Review – Correction notice #4

SDCI Reviewer: Abby Weber

Corrections:

1. It appears louvers have been added above the primary office entry. Please consider alternatives that do not
reduce glazing and the high level of transparency.
Response:
Louvers above the primary entry is removed. Please see revised sheets A2-001 and A2-003.

2. The Board had supported the sense of transparency of the canopies at street-level and noted this should be
maintained. Please clearly document the canopy design in the MUP plans. Canopies should be consistent with
the design as presented to the Board.
Response:
Metal framed glass canopies with transparency are proposed at street-level. It is consistent
with the design presented at the DR meeting. Please see new sheets A3-201 to A3-204.

3. The Board had supported the façade articulation and expressed core. The scale of the floor plans does not
successfully convey this information. Please clearly document the angled façade shifts in the MUP plans, as
shown on pages 6 and 56-57 of the Recommendation packet, including both the angled façade articulation clad
in alternating finish concrete panel and dark grey metal panel. Please confirm that the 12" wide corrugated dark
grey metal panel is the correct material; the corrugated texture appears to be rendered at a different scale.
Response:
Details of angled façade articulation clad in alternating finish concrete panel are shown on
new sheet A3-301. It is consistent with the design presented at the DR meeting.
Details of the weathering steel-look panel at the notches are shown on new sheet A3-302. It is
consistent with the design presented at the DR meeting.
Details of grey metal panel at the core walls are shown on new sheet A3-303. It is consistent
with the design presented at the DR meeting.

4. The Board had supported the design of the plaza with some additional guidance. More information and detail is
needed to review the plans for consistency with the designs as presented to the Board in the Recommendation
Packet, particularly as it relates to the integrated furnishings, trellis design and stormwater feature. To resolve
this condition, consider embedding pages 42-43 of the Recommendation Packet.
Response:
Approved furnishings, trellis design and stormwater features (p.42-43 REC packet) are
embedded into new sheet G4-001. Please also see existing landscape drawings in the L- series
sheets.

5. Include lighting plan and information from lighting fixture design, and the conceptual signage plan in the MUP
plans. To resolve this condition, consider embedding pages 39, 46-47, 49, 51 and 59-61 of the Recommendation
Packet into the MUP plans.
Response:
Approved lighting fixtures design and conceptual signage plan (p.39,46-47,49,51 and 59-61
REC packet) are embedded into new sheets G4-002, 003, 004, 005.
