SPECIAL POWER OF ATTORNEY

KNOW ALL MEN THESE PRESENTS:

 
That I, VIVIAN VILLANUEVA, of legal age, Filipino citizen, married, and a
resident of Talisay, Camarines Norte, have named, constituted, and appointed, and by
these presents, do hereby NAME, CONSTITUTE, and APPOINT my daughter MARY
JANE VILLANUEVA, likewise of legal age, Filipino citizen, married, and with residence
and postal address at Talisay, Camarines Norte, to be my true and lawful Attorney-in-
Fact, for me and in my name, place, and stead, to do and perform the following acts
and things to wit:

To transact with the offices of the Bureau of Internal Revenue (BIR),

Provincial/Municipal Assessor’s Office, Provincial/Municipal Treasurer’s
Office, Registry of Deeds of Camarines Norte, and with any and all other
persons or offices, to file and follow up any and all papers or documents
concerning the registration of the sale in my favor of a residential house
and land containing an area of THREE HUNDRED TWENTY SQUARE METERS
(320), situated in Brgy. Calangcawan Sur, Vinzons, Camarines Norte and
declared for taxation purposes under ARP No. GR-2008-FF-12-008-01213
and ARP No. GR-2014-HH-12-008-01610 which I acquired from Consuelo
“Chito” Madrigal Foundation by way of a Deed of Absolute Sale; To pay the
necessary taxes, fees and charges therefor, to execute, sign, submit,
and/or receive any and all other related papers or documents including but
not limited to the title and/or tax declaration of the subject property where
applicable, and to perform all other acts necessary to carry out the above-
mentioned purposes.

HEREBY GIVING AND GRANTING unto my said Attorney-in-Fact full power and
authority whatsoever requisite or necessary or proper to be done in and about the
premises as fully to all intents and purposes as I might and could lawfully do if
personally present and hereby ratifying and confirming all that my said Attorney-in-
Fact shall lawfully do or cause to be done under and by virtue of these presents.
