GENERAL SPECIFICATIONS

GENERAL CONDITIONS

WORKMANSHIP

All operations required under any and all parts of the specifications shall be
undertaken in a neat, workmanlike manner. Only skilled personnel shall be allowed
to undertake the same.

CLEARING, GRUBBING, GRADING AND FILLING

The contractor shall clear, grub and grade the entire building lot.

EXCAVATION AND BACKFILL

The contractor shall make the necessary excavations of whatever materials may be
encountered, for all foundations to the extent required and grade indicated in the
drawings.

WATER SUPPLY

The contractor shall provide at his own expense ample supply of fresh water
sufficient for all construction purposes.

INSPECTION OF SITE

The tender may deemed to have been based on the data, regarding physical
condition of the site. The Contractor acknowledges and warrants that he has
inspected and examined the site and has satisfied himself by submission of his
Tender as to the nature of work and materials necessary for the completion of
works, and the means of access to the site, the accommodation he may require, and
that he has obtain for himself, all necessary information as to risks, contingencies
and other circumstances which may have influenced or affected his Tender. No
increase in cost or extension of time will be considered for the failure to inspect and
examine site condition.

CHANGES

The project engineer/architect reserves the right to make slight changes in details of
work or materials as he may deem advisable. These changes may include revision
or modifications of shapes and dimension of elements that may involve additional
expenses to the contractor shall be covered by appropriate adjustment of the
contract price.
CONFLICT BETWEEN PLANS AND SPECIFICATIONS

Should there be any conflict between indications on drawings and provisions in the
specifications same shall be referred to the Project Engineer/Architect for his
decision on the matter and whose opinion shall be final.

Any omission in the specifications of works to be undertaken but necessary for the
completion of work shall be undertaken by the contractor as if indicated in the
drawings, without extra compensation. Such works shall be done in the usual
manner as required as to quality of both materials and workmanship.

REJECTIONS

Materials or workmanship not in reasonable conformance with the specifications


shall be rejected at any time during the progress of work. The Contractor shall
receive copies of reports of rejection of materials and/or workmanship made by the
authorized technical representative of the Owner. Any part of work that has been
done and is not of the quality required by reasonable interpretation of plans and
specifications shall be torn down and removed immediately and rebuilt or otherwise
remedy such work in accordance with the requirements of the plans and
specifications.

ESTABLISHED GRADE LINE AND PREPARATION OF SITE

The Contractor shall inspect and examine the site conditions. No increase in cost or
extension of time will be considered for failure to examine site condition. Control
points and elevations will be furnished by the Client’s Engineer and the Contractor
shall be responsible for all other surveys and measurements required to adequately
complete the work. Established grade line as shown in the drawings shall be
elevation thirty centimeters above the nearest street center line elevation.

Care shall be taken to protect and maintain adjacent properties, trees, materials and
other facilities such as conduits, drains, sewers, pipes and other wires that are to
remain in the property. Restore without additional cost to the Client all streets and
road pavement, curbs, gutters, etc. that may be affected during the performance of
work.

All usable materials and debris resulting from the performance of work shall be
remove from the premises and all salvageable materials shall be hauled and stock
neatly by the Contractor to the Owner’s choice within the premises.

Remove all earth and sub-grade materials unsuitable for the preparation of the sub-
grade for the various items of construction.

Clear and remove shrubs, stumps, roots and other vegetation from the site.
SECTION NO. 3 – CONCRETE AND MASONRY WORK

SCOPE

The work shall include the furnishing of all plant, labor, equipment, appliances, and
materials, and the performing of all necessary operations in connection with
concrete, masonry and stucco works of the building.

MATERIALS

Concrete hollow blocks shall be 100mm thick for interior walls and 150mm thick for
all exterior walls. CHB shall set on mortar at least 12mm thick. Mortar shall be sand-
cement mixture in 1:3 ratio. All cells shall be filled completely with class A concrete.

Sand and gravel shall be well graded and free from deleterious materials. They shall
be washed and crushed.

Cement and aggregates shall be stored in a manner as to prevent their deterioration


or by intrusion of foreign matter. Materials of deteriorated quality or which has been
damaged shall not be used for concrete. Cement whose quality is questionable shall
be tested by standard methods to determine its suitability for use.

Concrete mix shall be 1:2:4 with aggregate having a maximum size of 20mm. Water
cement ratio shall be at 5 gallons per bag. Concrete mix shall be machine mix using
one-bagger mixer or supplied by a batch plant. Manual mixing is not acceptable.

All concrete shall be machined-mixed except in emergencies such as mixer


breakdown during pouring operations where it shall be done by hand and shall stop
at the first allowed construction joint.

Reinforcing steel bars for beams, columns, foundations, and walls shall be structural
grade deformed bars.

Forms shall conform to the shape and dimension of members as called for in the
plans and shall be sufficiently tight to prevent leakage of mortar. They shall be
properly braced or tied to maintain position and shape.

SECTION NO. 11 ROOF FRAMING

SCOPE OF WORK

The work consists of furnishing of all labor, tools, equipment, appliances and
materials and the performance of all operations relative to fabrication, delivery to
site, erection and painting structural steel, complete as required and specified.

REQUIREMENTS
All structural steel work shall be in accordance with the National Structural Code for
the design, fabrication and erection of structural steel or building. Materials and parts
necessary to complete each item, though such work not shown or specified shall be
included, such as miscellaneous bolts and anchor supports, braces and
connections, etc. Shop drawings as well as erections drawings shall be submitted by
the contractor for approval by the Owner before any fabrication is made.

SHOP DRAWINGS

Shops drawings, giving complete information necessary for the fabrication of


component parts of the structures, including the location, type and size of all rivets,
bolts and welds, shall clearly distinguished between shop and field rivets, bolts and
welds.

Shop drawings shall be made in conformity with the best practices with due regard
to speed and economy in fabrication and erection.

MATERIALS

All structural steel shapes and plates shall conform to ASTM A-36 steel.

Light-gauge cold formed structural steel shall conform to pertinent specifications

Welding electrodes shall conform to AWS or E60 electrodes

Bolts and nuts for main members shall be high strength bolts conforming to ASTM A
325. Bolts shall have mark or identification that it is such a kind of bolt. For
secondary members ASTM A307 bolts may be used. Care shall be taken so that
different types of bolts do not get interchanged. All bolts shall be provided with plain
washers.

Shop coat shall be red lead primer of premium quality.

FABRICATION

Field fabrication shall be kept to a minimum and shop fabrication shall be employed
as to the greatest extent possible with members shop fabricated as long as
practicable with a minimum requirement for filed connections. Welding, shearing,
flame cutting, chipping and all other works shall be done with accuracy and of the
highest quality of workmanship, within the allowable tolerance prescribed in the
AISC specifications.

WELDING

The technique, appearance and quality of welds and the methods of correcting
defective work shall conform to specifications by the American Welding Society.
Welding in shop and filed shall be done only by certified operators/welders. Surfaces
to be welded shall be free from lose side, rust, grease, paint and other foreign
materials.
Temporary welds and assembly attachments shall be kept to a minimum. All
temporary attachments that are welded shall be removed by flame torch above the
parent metal. Surface and ground to smooth surface by power grinding.

If for any reason, the Owner believes that a defect exists on any weld, it shall be the
Contractor’s responsibility to repair questioned weld to the satisfaction of the Owner.

Notes shall be made on plans and on the shop drawings of those joints or group of
joints in which especially important that welding sequence and techniques of welding
be carefully controlled to minimize welding under restraint and to avoid undue
distortion. Weld strength called on plans and on the shop drawings shall be the net
effective lengths.

Welding symbols use on plans and shop drawings shall be by American Welding
Society Symbols. Other adequate welding symbols may be used provided a
complete explanation is shown on plans or drawings.

QUALITY CONTROL PROCEDURES

Control procedures shall be practiced by the fabricator to assure high quality in the
work. In addition to the fabricator’s quality control procedures, materials and
workmanship shall be subject to inspection by the Owner’s representative.
Fabricator shall cooperate harmoniously with the inspectors to avoid interruption of
work when corrections will be needed.

REJECTIONS

Materials or workmanship not in reasonable conformance with the provisions of


these specifications shall be rejected at any time during the progress of work.

The contractor shall receive copies of reports of rejections of materials and/or


workmanship made by the representatives of the owner. Any part of the work that
has been done and is not of the quality required by reasonable interpretation of the
plans and specifications shall be torn down or removed immediately and rebuilt or
otherwise remedy such work in accordance with the requirements of the plans and
specifications.

Before any structural steel fabrication is done by the contractor, all materials
intended to be used by the contractor for the project shall be inspected for proper
checking of material quality and dimension.

Inspection by a technical representative of the owner must be done, before any


delivery of the fabricated structural steel members and accessories is made, upon
the advice by Contractor.

ROOF COVERING

Roof Sheets
Roofing sheets shall be pre-painted Galvalume 55 sheets 0.40mm thick.

Ridges valleys and hips


For all ridges, valleys and hips, provide ridge rolls and valley rolls of pre-painted
Galvalume 55 0.4mm thick.

Ridge rolls laps shall be at least 300mm over the roofing sheets. The ridge rolls shall
be riveted to the roof sheets

Hips rolls laps shall be at least 300mm over the roofing sheets. The ridge rolls shall
be riveted to the roof sheets

Gutters and downspouts

For all gutters, use uPVC downspouts 75mm diameter

Flashings

The intersections of roof and vertical walls shall be flashed with pre-painted plain
Galvalume 55 0.4mm thick not less than 200mm high and all connections shall be
made watertight.

HARDWARES

Locksets
All doors locksets shall be Schallage A-52WD chromeplated

Loose pin hinges


Loose pin hinges shall be used on all doors. Use Stanley 3-1/2x3-1/2 loose pin
hinges. All flush door with width not more than 0.90m shall have three hinges, and
four for 0.90m or wider.

PAINTING, VARNISHING AND OTHER FINISHES

Workmanship
All works shall be done in a workmanlike manner by being brushed or sprayed. All
paints shall be evenly applied and free from defects.

No painting shall be done under conditions that are unsuitable for the production of
good results. No painting shall be done during damp weather.

Materials

All paints and painting materials shall be those manufactured by Pacific Paints and
Oil Manufacturing Inc.

All paint materials shall be delivered at site in their original containers with labels
intact and seals unbroken.
With exceptions of ready-mix materials in their original containers, all mixing shall be
done at the jobsite. No materials shall be reduced or changed except as specified by
its manufacturer.

Colors

All colors and shades shall be in accordance with the scheme as approved by the
owner.
