Building Specs of

Main Warehouse Extension

Scope of Works:

Provide where applicable all necessary manpower, supervision, skills,


equipment, materials, tools, consumables and all other incidentals required to be able to
comply with the required project scopes enumerated as follows :

A.1. General Requirements

1. Mobilization / Demobilization

Realize intention to mobilize project resources from manpower,


equipment, tools and project materials and be able to demobilize properly after
project completion.

2. Safety Compliance Requirements

Provide manpower, skills, tools, gadgets, safety program and all


necessary resources in compliance to project's safety objective. The following
should be complied at the minimum:

a. Safety Engineer's presence at all times


b. Safety Program subject for DMPI's review prior to implementation
c. Safety signage's and bulletin boards
d. Full compliance to required PPEs
e. Area enclosures and protective covers if necessary to protect critical
equipment in case needed

3. Permits

Provide where applicable all necessary manpower and resources to be


able to secure required construction/building permits and clearances. The
nominated General Contractor will be in-charge of securing all permit
requirements in compliance with PEZA guidelines, as follows:

a. Building Permit
1. Based on the conceptual drawings/lay-out provided, design and develop
drawings and submit complete drawings and documents as required by
PEZA.

b. Occupancy Permit
1. Submit As-built Drawings and documents as required by PEZA.

4. Engineering, Construction Management and QA / QC

Provide where applicable all necessary manpower, resources, skills,


materials, tools, gadgets and other incidentals for the following project services:

a. Quality Management Plan – principles, guidelines, and procedures in


ensuring good quality construction.
b. Construction Safety Plan – compliant to DOLE and OSHA requirements.
c. Engineering - shop drawings, as-builts, project documentations, test reports,
methodologies, etc.
d. Construction Management - full time supervision, project updates, project
program compliance, etc.

5. Equipment use and Temporary Facilities

Provide and supply where applicable all necessary manpower,


supervision, skills, equipment, materials, tools, consumables and all other
incidentals required as follows:

a. Crane, Heavy Lifts, Excavation and Other Equipment - properly rated


equipment for lifting and positioning various project equipment and materials,
excavation, and various erection works etc.

b. Manlifts - properly rated equipment for lifting of personnel to high elevation


works such as roofing and ceiling works.

A.2. Detailed Scope of Works

1. Design, Preparation of Plans and Drafting of Building Plans

a. The contractor shall prepare the structural design and drafting of building and
structures as mentioned above, in compliance with NSCP 2015, National
Building Code, National Plumbing Code, Fire Code of the Philippines, and
Philippine Mechanical Code.
b. All construction plans and drawings shall be approved by DMPI before
implementation.
c. Loads:
 Wind

 Earthquake
d. Values to be used in designing for the following structures are as follows:
 Fc’ = 28 Mpa (4000 psi) for slab and column.
 Fc’ = 24 Mpa (3500 psi) for footing and wall.
 Reinforcement steel bars shall be deformed and shall conform to
ASTM 615
 Main Bars, (16mm or larger) Fy = 276 MPa (Grade 40)
 Secondary Bars, (<12mm) Fy = 228 MPa (Grade 33)
 Structural Steel = A36 Structural Steel Shapes
 Anchor bolts shall conform to ASTM A-141.
 Cross bracing with turn buckles shall conform to ASTM A-307.
 Welding electrodes shall conform to AWS A-5.1 or A-5.5; E70
electrodes.
 Machine bolts shall conform to ASTM A-307. Each bolt shall be
provided with standard nuts and washers.

2. Site Clearing and Development

Scope will include site clearing, excavation, earth works, and surface
preparations.

a. Excavation:
 The contractor shall make all necessary excavation for foundation to
grade as indicated in the drawings.
 No footing and columns shall rest in the fill. Where excavations for
foundations reveal that footing will rest on fill, it shall be carried deeper
until the desired stratum for safe bearing power is reached.
 Whenever water is encountered in any excavations, the same shall be
removed using pail of pump. Care being taken that the surrounding
earth is not disturbed.
 All excavation for drainage, water service systems and septic tanks
and such excavation as may be necessary for the completion of the
project are included.

b. Backfilling and Grading:


 Fills shall be placed in layers not exceeding 0.25 m (10 inches) in
thickness, each layer being thoroughly compacted by wetting, tamping
or rolling. After the back fill has settled, the contractor shall fill up all
shallow places to bring same up to grade.

3. Construction of Building
 Lay-out and Excavation for Foundation
 Construction of concrete foundation and pedestal
 Fabrication, Manufacturing and Erection of steel columns
 Fabrication of Trusses, Girders, Strut and cross brace
