WITNESSETH:
That for and in consideration of the payment of rent and of the conditions and
covenants hereunder contained, the LESSOR, as the absolute owner, does hereby let,
lease and demise as it is hereby let, leased and demised, unto the LESSEE the
premises at Block 4 Lot 3, No. 892 Bagumbong Dulo, Novaliches, Caloocan City
covered by Transfer Certificate of Title No. C-341143 of the Registry of Deeds for
Caloocan City specifically measuring a lot area of 200 square meters, more or less
hereinafter referred to as the Leased Premises, and the LESSEE has agreed to accept
as it does hereby accept the lease under the following terms and conditions:
1. The lease shall be for a period of one (1) year beginning on 1 August 2015 until
1 August 2016 renewable upon mutual agreement of the parties with a 10%
yearly increase in rent ;
3. In addition to the security deposit equivalent to three (3) months rental or a total
of Thirty Thousand Pesos (P30,000.00) paid by the LESSEE to the LESSOR on
the 1st year of the contract, the LESSEE shall pay additional security deposit of
SIX THOUSAND THREE HUNDRED PESOS ONLY (P6,300) equivalent to
three (3) months rental differential within five (5) days from execution of this
contract. The security deposit is not refundable to the LESSEE at the end of this
lease but it should be consumed.
4. The Leased Premises have been received by the LESSEE in good and
tenantable condition;
5. All real property taxes and other assessments on the Leased Premises shall be
for the account of the LESSOR;

6. All ordinary repairs within the Leased Premises that arise in the daily use of the
facilities therein shall be for the account and expense of the LESSEE, without
right of reimbursement.
7. As LESSOR has given LESSEE the right to make and introduce permanent
improvements on the property, the LESSEE shall be considered a builder in good
faith insofar as said improvements are concerned;
8. Save ordinary wear and tear and other events not attributable to the LESSEE,
the LESSEE shall deliver the Leased Premises to the LESSOR at the end of this
lease or termination thereof in as good condition in all respects as when first
occupied;
9. The LESSEE shall use the Leased Premises exclusively for church and office
purposes, with right of the LESSEE to have caretaker/s to reside on the
premises for proper maintenance;
10. The LESSEE is expressly prohibited to sublease the Leased Premises to anyone
without the written consent of the LESSOR;
11. All charges for water, light, gas and telephone used within the Leased Premises
for the duration of this contract shall be for the account of the LESSEE;
12. The LESSEE shall be responsible for the observance of sanitary and electrical
regulations required or imposed by the city or government authorities regarding
the use of the Leased Premises;
13. The LESSEE shall have the right to preterminate the lease provided that proper
notice in writing shall be made to the LESSOR at least thirty (30) days prior to the
intended date of pretermination;
14. In case of sale, transfer or other disposition by the LESSOR of the Leased
Premises or property, LESSOR hereby gives the LESSEE the right of first refusal
over the Leased Premises and/or of the entire lot covered by the aforecited
certificate of title;
16. The LESSEE shall cause the registration of the instant Contract of Lease with the
proper Registry of Deeds at its expense. For this purpose, LESSOR shall deliver
the owner’s duplicate copy of the title to the duly authorized representative of the
LESSEE within five (5) days from execution of this Contract and the latter shall
immediately return the title to the former upon registration hereof;
17. Any action or suit in connection with this Contract of Lease shall be instituted in
the proper courts of Pasig City to the exclusion of other venue.
