GENERAL REQUIREMENTS © Inorder to allow for proper document imaging construction documents shall be of sufficient clarity to indicate the location, nature and extent of the work proposed and show in detail that it will conform to the provisions of the CRC and relevant laws, ordinances, rules and regulations. © For projects with more than three (3) plan reviews, an additional plan check fee will be required. (S.C. Comply with all comments on the marked plans (if applicable) and plan review comments listed below. Additional comments and clarifications may apply following review of the revised plans with additional new information, calculations and related documents. 2. Designer’s contact information is required on title sheet and signature required on all sheets. 3. Inorder to allow for proper document imaging construction documents, please revise scope of work to be typed clearly on the plans. 4, Permit application - Construction valuation $1000.00 ~ Valuation appears understated ~ Provide contractors itemized bid list cost of labor and materials to verify construction valuation. 5. The City’s Pollution Prevention for Construction form BI-27 must be printed onto the plans. Provide note on plan: Effective Jan 1, 2017, SB 407 requires replacement of all noncompliant plumbing fixtures in properties built on or before Jan 1, 1994 with water-conserving plumbing fixtures, 8 Verify all plumbing fixtures and fittings comply with 2016 CGBSC Section 4.303 & CPC408.2. Coordinate all notes on the plans — a. Water closets shall not exceed 1.28 gallons per flush. b. _ Showerheads shall have a maximum flow rate of 1.8 gallons per minute at 80 psi. c. Lavatory Faucets shall not exceed 1.5 gallons per minute at 60 psi. 4. Kitchen Faucets shall not exceed 1.8 gallons per minute at 60 psi. 9. Cover Sheet - Project Data - a. Occupancy Group — Residential Unit — R-3 b. Square Footages ~ provide square footages for the following — i, Provide square footage for each unit/space 2 ii, Provide unit designation for residential unit in question, iii. Please provide area of alteration/remodel. Applicable Codes — List the 2016 California Codes (CRC, CBC, CMC CPC, CEC, CFC, California Energy Code, CGBSC, and City of San Clemente Municipal Code) on the cover sheet of the plans. 10. Floor Plan ~ Additional comments and clarifications may apply following review of the revised plans with additional new information. a b. For Clarity, please clearly identify the entrance to the residential unit on the plans. Provide construction detail for new partition wall, Detail upper and lower attachment and specify connection hardware. Exterior glazed openings of habitable rooms must provide natural light of at least 8% of the room floor area, Verify minimum required lighting in the Living room to be compliant due to the new den/office addition. (CRC Section R303.1) Plan show wall and door to separate bedroom #2 from the rest of the residential unit. This is not a part of the corrective measures specified in the Code Compliance Division Notice. Existing floor plan shall show the building configuration in its unpermitted form. The Proposed Floor plan shall show the building configured in the corrected configuration (common interior access to all spaces of the unit). Additional comments and clarifications may apply following review of the revised plans with additional new information. 11, Smoke alarms and Carbon monoxide alarms to be installed (R314 & R315): Please show on the floor plans ~ Mechanical Smoke and Carbon - Outside each separate sleeping area in the immediate vicinity of the bedrooms. Smoke - In each sleeping room. (R314.3) Smoke detectors are not to be located in kitchen, garage or within 3° from door to kitchen or bathroom or supply air registers of a heating or cooling system. (NFPA 72, 29.8.3.4) 12. Show location of FAU heating & cooling equipment /fireplaces/ air registers & return air grill / ‘water heater(8) on floor plan. Specify on the plans whether they are Existing/new/existing, "unpermitted to be removed/ete. a Electrical — Every dwelling unit shall be provided with heating facilities capable of maintaining a room temperature of 68 degrees F at 3 feet above the floor and 2 feet from exterior walls in all habitable rooms. Show how the proposed den/office will be heated. Show location of air registers & retum air grill on floor plan. Identify new or relocated rogisters/grills. Provide Duct Layout including supply and return for new/altered ducts. (BI-24) 13. Provide a reflected ceiling plan and light fixture schedule, All lighting fixtures shall be identified, labeled and then cross referenced with associated switching. 14, All wall spaces, 2’ or more in width, shall have receptacles installed such that no point measured horizontally is more than 6” from a receptacle (12’ maximum spacing). Show minimum receptacles on the plans. (210.52 (A) (1) & (2) CEC) 15, Electrical conductors used to carry current shall be copper unless otherwise provided in the electrical code. CEC 110.5 a. Aluminum wire may only be permitted on an individual case-by-case basis when approved in advance by the Building Official. (S.C.M.C. Section 15.12.020) Plumbing — 16. Clarify if the counter and sink in bedroom #2 are existing, existing unpermitted, ot proposed, Describe the use of the sink in bedroom #2 on the plans. 17. Show where plumbing was capped off, if required, to restore the unit back to a “single housekeeping unit” as stated in the code compliance notice. It shall be unlawful to remove or disconnect gas appliance without capping or plugging with a screw joint fitting the outlet from which said appliance was removed. (CPC 1206.3) (Due to the nature of the comments above, additional comments and clarifications may apply following review of the revised plans with additional new information.) a Corrected plans are to be logged in for recheck.
