ALIBAUG

Aspects and inferences of each-

1. HISTORIC
The place was earlier called as Kulaba , later changed as Ali’s Baug as there are many gardens in the area. So while
designing we need to take care about the landscape and the gardens in the design to keep the importance of history
alive in the essence of the project. But in general the place has remained like a small old town with its historical
legacy .Landscaping is an important part.

2. GEOGRAPHY
The place is situated at about 100kms from the finance capital of India, Mumbai and is at an exact co-ordinate of
18°38'29N 72°52'20E. Since a coastal area, the land elevation level is nil. The town is a picturesque one with the
blue ocean line on the west side and the rugged Western ghats on the other.

Having such a beautiful view from the land we need to design according to the views and vistas of the site which will
help to please the users.

REGIONAL PLAN
Total area of Alibag is 510 km² including 500.25 km² rural area and 9.96 km² urban area, There are about 215 villages
in Alibag block

Schools in Alibaug are sufficient enough for the areas and concerned with people in the certain block.
There are hospitals in the central core of alibag where people need to travel if in need.

- GEOLOGY
Geologically, the Konkan lowlands are a platform of marine denudation raised to form a narrow plain. The
geology of the entire district consists of dark colored volcanic lava flows and laterities which date back to the
Mesozoic Era.
The region is made up of Basalt and Laterite and both are used as a building material.

3. CLIMATE
The weather throughout the year is pleasant with a reasonable amount of humidity. Rainfall is moderate.

Recommended to visit in the winter months, when rainfall is the minimum.

Due to the humid and moderate climate the house need proper light and ventilation inside the house and keeping
them connected to nature.

- Roof overhangs to avoid the harsh sun enter directly into the structure.

All coastal foundation materials – masonry, wood, concrete, or steel must be designed and installed to survive the
adverse effects of high winds, wave action, moisture, and salt-laden air.

total population of 20,743 as of Indian Government Census, 2011.

Male population - 51% (10,646)


women - 49% (10,097)

average literacy rate - 84%

literacy rate- men and women are respectively 54% and 46%.

total 4985 households with scheduled casts and tribes consisting around 19% of the total population. 41% of the
total town population are under worker class with students, house wives, and children comprising the remaining.
11% of the population is under 6 years of age.

Most of the population are still agricultural farmers and rice, vegetables and fish being the main produce. There are
many natural sweet water wells inside and around the town area for water supply. Two new water reservoirs are
being built inland to help with the ever growing population of the region and also help in agriculture.

4. TRANSPORT/LINKAGES
There are no direct transport to Alibaug as there is no station of alibaug people travel through bus or water
waterways. Alibag is very well-connected with Mumbai by road, rail and ferry.

Waterways: Ferries and catamarans are running daily from the Gateway of India, Mumbai to Rewas. The ride to
Rewas is around an hour and you can count in another hour for the bus ride to Alibag.

Roadways: MSRTC buses are available from various parts of Maharashtra. From Mumbai you have MSRTC buses
leaving every 30 mins-1hr on a daily basis.A number of Private buses can also be chartered to travel to AlibagYou can
travel by car or taxi to Alibag using the Mumbai-Goa-Ernakulam National Highway (NH17).

Railways: Though Alibag is not served by the Central Railway, The nearest railway stations are Panvel, 85 km away
and Roha, 50 km away.

Seeing the potential of this area and the ever increasing tourism, many transport connectivity-related
developmental projects have been proposed by the government.

All the above future plan pointers show that there is a great part of development in the linkages of the region to

region. Hence, design needs to be accordingly have provisions for ir.

5. LANDSCAPE AND VEGETATION


The famous open landscape spaces for people to visit and enjoy the nature for the tourist.

4. Native Biodiversity Garden

The common vegetation found in the area –


Coconut tree, banana tree, mango tree, pine tree, palm tree , bamboo plant
Hibiscus, jasmine, amla tree, teak tree, khair

6. CULTURAL
Its lovely beaches, historical forts and pious temples. The town is mostly populated by farmers and agriculturalists.
There are many small traders who are into traditional handicraft business. Alibag has retained its glory due to its
heavenly natural presence, which has been encashed by the state tourism department. Portuguese culture is been
seen in some areas.

Culture predicts of people living and celebrating occasions so while designing one needs to take care about the
multipurpose open spaces to be provided.

- LIFESTYLE

With modernization the local people have changed their lifestyle from basic living to a lifestyle of pomp and
grandeur. Alibag’s rapid economic growth has attracted housing development schemes by the state government and
many gated communities and plush bungalows have been built in this region. This in turn has led to urbanisation of
the life of Alibag people.

People here prefer staying in houses with green gardens. They now prefer luxuries as well so need to design
according to the users luxurious needs.

- Entertainment and Nightlife in Alibag

Spend a weekend in this town and enjoy the non polluted serene beauty of the place. When it comes to nightlife,
Alibag town offers less entertainment options in comparison with city life. In totality, Alibag gives you a mix of the
small town simple living along with some entertainment.

Thus the development of the structure must be according to the entertainment of the people as it should be simple
and enjoyable with enough facilities.

- OCCUPATION

People of the people is farming and agriculture and the coastal regions have fishing and drying, but majorly based on
tourism and increasing accessibility development of the place is a lot as compared to earlier stages.

- FESTIVALS
Many festivals, fairs or Yatras are popular in Alibag and its surrounding villages. The main festival of the region is
“Pola” During this festival the cattle and agricultural equipments are worshiped by the villagers.

The festivals can be the time where the tourist can visit and enjoy the heritage culture to the fullest .

There need to be provisional multipurpose spaces for the people to celebrate their festivals in open areas according
to their lifestyle.

7. ECONOMY
Many resorts and hotels have been set up beside the beaches with variety of room availability. This in turn has
boosted the economy of the place. Since 1990s, the Alibag Municipal Council’s initiative had led to many industrial
growths. Major income is from farming and there is a huge fish processing business observed in and around Alibag
town. Due to this substantial presence of a booming pisiculture business, Alibag has its own Fisheries Development
Office.

Need to design according to the income of the design users therefore needs to be cost efficient.

As, if the users are the local people of the region the houses need to be simple and modern with necessary needs
and requirements and cost to be maintained low where as if the homes are second home for the user than it can be
made luxurious and with amenities for more facilities.

8. INDUSTRIES
Oil mills, agro based industry, cattle breeding industries, mushrooms.

So if the users of the design are the residential people working in the industries than the design structure needs to
be placed near the industrial area of the area appropriate for the user where they can easily reach with good
accessibility.

9. FOOD
Alibag being a small coastal town on the Konkan belt is largely influenced by the Konkan cuisine, which mostly
comprises of seafood.
10. INFRASTRUCTURE
From a macro perspective, it stacks up well. Three factors that make Alibaug ripe for realty play are, huge amount of
land availability, reasonable land prices and infrastructure.

Even after have more of the part in rural region the are is well planned and at a developing stage.

Considering the future development of the region there are a lot of scope as compared to earlier as there are many
builders involved in the construction business interested in the development of the area, as the hiranandani
builders, Mahindra company , etc.

Schools and hospitals around according to the ratio. It's a great investment destination for real estate because of the
multiple infra structure projects earmarked to develop the area and the real estate prices are fast rising.

The most population live in semi attached row houses with large backwards.

11. HOUSING
There might be a lot of development in alibaug but keeping it simple and traditional works the best.

People in Alibaug have individual houses with verandas and open spaces, garden to experience the nature.They
follow the bungalows system and have few walk up two floor apartment.

The holidays homes and villas are luxuries and experiencal


While the farmers and the local published stay in simple individual bungalows with minimal décor. So the houses of
the local is simple , with exposed bricks or plastered and Mangalore tiles roof

The challenge on this site is to construct the building with minimum impact on the abundant flora and fauna
surrounding the site. To further reduce carbon footprint, they use four traditional materials in the main construction.

Of these, three (stone, wood and clay tile) had been used in the region for centuries, while the fourth (fly-ash for
blocks) was produced locally. A lot of importance is given to Plenty of natural daylighting, ventilation

Vision of Alibag Master Plan 2036

The objective of the Alibag Master Plan 2036 is to create enabling spatial and land use planning framework to
achieve the Vision of Alibag Master Plan 2036 in order to promote, guide and rationalize. The future growth and
development of the urban centers, it will be critical to define their growth framework. The future growth framework
of the urban centres is defined by the Master Plan/Development Plans which are evolved for each settlement at
individual level. Alibag Master Plan 2036 has been considered as one of the most effective mechanism to promote
planned growth of the urban centers. It lays down the road map, agenda and framework within which the city
growth is envisioned. It provides a tool for the authorities to take decision with regard to current and future
development related issues.

Alibag Master Plan 2036 provides the framework for rationalizing the orderly movement of traffic and transportation
within the city and defines the area for laying down net-work of various services. The plan is used for promoting
integrated development of the urban centre by rationalizing its pattern of land use and their interrelationship. It also
defines the strategies and solutions for overcoming the existing problems of the urban centres and to overcome its
infrastructural and service related inadequacies. In addition, it provides options for accommodating the future
addition to population which is likely to come to the urban centre due to natural growth and migration. Master Plan
acts as a tool for determining the infrastructure cost which would be required to make the city sustainable. The
plans offer futuristic solutions by laying down agenda for its growth and development.

12. RULES AND REGULATIONS

According to the development control regulations for Mumbai metropolitan region 2016 – 2036

The housing typology according to the user:

1. The second home users- preferred to provide row houses for luxury type of experience

2. The residential- preferred to provide the walk up apartments as it can be cost efficient and keep the
people binded and make the passages more interactive.
