1. How are they defined?

A definition provided by the International Maintenance Association (IFMA) is: "A profession that
encompasses many disciplines to ensure the functionality and operation of the building environment
through the integration of people, place, process and technology."

Another broader definition from IFMA is: “The coordination of the workplace with people and the
work of the organization (company); integrates the principles of business administration, architecture,
behavioral science and engineering.”

In the United Kingdom and other European countries, maintenance has a broader definition than simple
building and service management. The definition of FM given by the European Committee for
Standardization (CEN) and ratified by the BSI 'British Standards' is: "FM is the integration of processes
within an organization (company) to maintain and develop the agreed services that improve and
support (maintain) the effectiveness of its primary activities."

In Spain, the SEFM (Spanish Society of Facility Management) defines this discipline as: “Facility
Management is a management model of the real estate resources of companies whose objective is the
permanent adaptation of these to the organization and human team of the companies at the lowest
possible cost, by integrating all management responsibilities on these resources in the figure of the
Facility Manager ”.

The GEFMA (German Facility Management Association) defines Facility Management as follows:
“The FM is a management discipline that meets the basic requirements of people in their workplace,
supports the primary processes of organizations and increases the return of capital through the
economic use of services and infrastructure within the framework of processes planned, managed and
controlled.

2. What are they?

It is to maintain the balance between the growth rate of the business with budgets and human resources;
And this process implies a complete vision of everything that happens in the company. It can be
defined as:

- It is an integration of interdisciplinary processes with practical application to the management of


the life cycle of buildings. This integration improves the implementation and implementation of
services for the effective operation of office equipment.

- Develop patterns to rationalize and modify the use of internal and external resources (outsourcing).
- It governs the work of integral maintenance (that includes from the daily cleaning to the
management of waste); preventive maintenance (control of pests and insects; fire control systems
and contingency plans); relocations; mail management and other story systems as elevators;
Mechanic stairs; telephone wiring; parking lots, etc.
- Merges human resources, physical spaces and technology for the management of the building's life
cycle.

4. How are classified?

They are classified into 7 categories:


1. Cleaning services and supplies
Cleaning supplies and services are indispensable equally for small and large businesses. Many
companies hire office cleaning services, and thus obtain the help of commercial cleaning
companies to keep the workplace clean, neat and tidy.

2. Leasing and management of equipment.


Equipment leasing is a reasonable financial option for many companies, especially when it comes
to larger or more expensive equipment. Equipment marketing websites list the equipment that is
available for rent through equipment rental companies, such as tractors, loaders, compactors,
forklifts, power tools, pumps and industrial vehicles.

3. Maintenance of facilities.
The management of the buildings and their maintenance, the so-called facility management,
encompasses all those activities that contribute to keeping the facilities in good condition and
therefore its importance is vital for most companies.

4. Management of green areas


Together with facilities management and maintenance services, gardening services are equally
important for many businesses. Contractors in commercial landscaping provide maintenance
services of green areas to maintain in good condition the land around buildings in enclosures or
commercial properties

5. Pest control.
From rats to ants, termites, spiders, bees, crickets and other unwanted guests, pest control
companies provide a variety of pest control services to help businesses eliminate annoying and
sometimes dangerous insects and animals in the place of job

6. Energy and services


Because energy sector prices continue to fluctuate, it is a priority for many companies to
understand how to reduce energy costs. Today, alternative energy sources, including solar and
wind, which are alternatives to fossil fuels such as natural gas and coal for electricity generation,
represent ways to save energy

7. Construction
