The primary users, car owners, students, patients and working people are usually in the
age of 18-30s. The activities usually done by these people are studying, meeting with friends,
socializing with people, having business meetings, working and spending leisure time. Users
like students and working people usually require a lot of personal space for them to be able to
do their job done with less distractions. The secondary users, on the other hand, are the
employees which range from ages 20-30s, and LRT Commuters. These users do not require
personal space that much since employees work together and LRT Commuters do not stay too
long in the place.
Each place located inside the proposed building has a specific function. Refuge spaces
are open areas inside the building which holds the people inside the building when there’s a fire
or other emergencies. These places acts as an alternative place if evacuation places are not
available. Refuge spaces can also be used as resting areas for people who needs a place to
stay. These should be 24/7 operational so that it can be readily used anytime. The Medical
Facility and Security Office should also be 24/7 operation for medical and safety purposes.
Social hubs, however, such as the commercial spaces, co-working spaces, the green park and
the parking spaces are only open from 8:00am-10:00pm.
C. SPATIAL ANALYSIS
PARKING AREA COMMERCIAL SPACES GREEN SPACE

Zone 1 areas which area comprised of the commercial spaces, green

spaces and social hub are placed on the ground floor and the roof deck of the
building. While the Zone 2 area, or the parking spaces, are found on the 2nd, 3rd,
and 4th floors of the building.

Green spaces are placed on the roof deck of the building to maximize the
sustainability that the building can offer, in addition to that, green spaces can also
be found surrounding the building. Commercial spaces such as the stalls,
medical facility and the small shops are placed on the ground floor for easy
access of the users. Co-working spaces, on the other hand, are placed on the
roof deck so that the place will be separated from the busy places of the building
for the students who wanted to study and people who wanted to work. The
refuge spaces or resting area are found both on the ground floor and the roof
deck in order to have a much faster way of escape and large ventilation and light
for the people. Egress such as emergency exits or fire escapes can be found
also in every floor of the building.
