Executive Summary:
A well-designed and detailed master plan for master set of blocks in a classy compound
was the result of a collaborative effort to get the outcome of a modern city whose design
focuses on providing all present and future requirements of its inhabitants and visitors.it is
not simply about residential villas and apartment buildings; however it is more about
providing a modern lifestyle for its residents where they can find everything they can
possibly need including vast green areas, golf courses, educational institutions, sports and
social clubs, hospitals, business centers, entertainment facilities, and household services
which meet the day-to-day needs of its inhabitants. The city hosts as well innovative and
unique services on its fringes to cater for the needs of nearby cities and even to the needs
of the inhabitants in the region. Those services include; shopping centers, varied
educational institutions, water sports areas, etc.it is a city built on 4 thousand feddans,
designed to provide a contemporary lifestyle for 300,000 inhabitants in 60,000 housing
units, acting as a modern extension to the area.

Market analysis
G3M has the opportunity to partner with international companies as ASIC and EL FATIUM Group, and
develop world class inhabitant district supported with all services and start with 50m as a capital for this
project where would hire contraction, architected and electric engineers and other administrative and
marketing positions for officers.
Market competitors in our region are international companies as Talat Mustafa group and Mountain view
company as our project is to be done in the new Cairo district
Other market analysis were conducted on the material used as steel , cement and concrete , through studying
the market and the main companies in this sector as Hadid Ezz , Cordoba for constructions and Stanley and by
estimating the market used products and holding parentships could reach an estimation for the used martials
cost and the final cost of the city

Bragging power of buyers:
Despite the construction industry are having hard times through world pandemic
and is highly affected the buyers are nearly non-exitance and prefoliation of
budget remains undermines prices levels
Bargaining Power of Suppliers:
according to the current pandemic, suppliers in dominant position can decrease the
margins Sterling the Company, they extract higher prices from the company. The
overall impact lowers the overall profitability of the company.
Threats of New Entrants:
New entrants put pressure to innovate new products and services with the
current events, new ways of providing new value propositions to the customers
with lower prices will maintain the balance and in the long run, it provides profit
Threats of Substitute Products or Service: to avoid profitability suffers being service
oriented rather than just product oriented and increasing the switching cost for
the customers

using higher technology as solar panels and electric and electronic machines during the
construction period which lead to time save and higher accuracy and quality and less human
contact
using environment friendly products resulting in less pollution and make the thee
compound to be more environmentally friendly leading in healthier environment to leave
in using up to date technologies through both architecture and construction phases
resulting in a brand-new type of world-class city on Egyptian land

of workers so less wages and use instead machines and higher technology get higher quality at
low cost

high competing environment with well-established companies
facing technical crisis with the machines through the pandemic which well lead to loss until
finding who could fix it

Providing a world-class ecofriendly city supported with all main, intermating, intellectual services
A five-star city build with the highest technology to be one of kind on the Egyptian land
supported with all hospitalities as school, hotel and mall with all the needs
But addressing our project which is a compound in the ecofriendly city
The compound would be built as a design to be eco friendly supported with whole solar system
for the power supplement and ecofriendly water pipe line with a wide landscape of green areas
and would be supported with a glossaries shops and pharmacies.

Market and sales:


Define the targeted segments for the compound from the sales department
Start a marketing plan though online campaign on different social media platforms also onsite
campaigns in different sites
And of course, a commercial advertisement in different places in new Cairo and advertise on tv
using a creative crew to create viewer interest in the commercial by using trending melodies and
offers to different public figures and artists to advertise so expand the reputation and attract ppls
eyes
Also start participating in different civil and donation campaigns for big organizations as 57357 and
500500 to gain ppl trust and establish a reputation and gain the government trust and facilitation
And start through marketing targeting for the needed job opportunities through universities fairs to
attract fresh graduates as engineers form UST,AUC,GUC and business specialist from AUC all of
those are fresh gradute who would agree with considerable low salaries for experience and would
give their best also there equipped with the technology needed to construct that project

Finical analysis:
The financial analysis is the soul of any project and the flow of money is one of the main
key factors leading the project besides the management, time, planning and quality. The
financial department that is consisted of young graduated financial specialists and older
high experienced economical specialists and officers are held responsible to this analysis
as agreed with company on the methodologies. so, the project (construction work) is
planned to finish across the span of 5 years. At the end of this period 80 eco-friendly
villas with high technologies supported should be delivered.
According to the resources of the company several villas are built during the same
time span each representing a different phase to the main project. The whole project
should cost 300 million EGP including the company profit. The company profit would be
15% of the whole main project. And also 15% from the phase we are working on which
is set of 40 villas that would cost 40 Million EGP. The rest of the money (The capital of
50 million for this phase) is divided amongst salaries, construction work,
machinery, machinery transportation, logistics, and acquiring licenses, solar panels,
agriculture supplements and construction materials
The agreed contract has the owning company paying an annual amount of 25 Million
EGP representing 15% of the whole project cost. Different costs can be seen in the cash
flow.
