1.8 A Diagrammatic Sanitary Planshould be

colour as stated on the plan.
1.9 A Licensed Surveyor Confirmation should be
stated on each 3 pieces of paper plan and 1 piece
of linen plan.

2. 2.1 1 set of A1 size site plan that shows the location


of the temporary building, hoarding and tyre
washing of heavy vehicle

16. Door and windows schedule

17. The soil pipe and waste pipe should be separated


before being connected to the pipe ventilation. The
ventilation should be raised to not more than 914mm
from the roof level andthe size should not be less than
75mm in diameter together withwire mesh netting.

18. The finishing for each room should be stated

19 For the housingscheme proposal, the location of the


door toilet should not be facing the kitchen .

20. The gate height for the housing area type should be
less than 1,500mm

21. The open area for housing lot and the street line as
well as the current hill slope that has been levelled, a
spot turfing should be provided..

22. A barrier structure and the plan together with the


computation should be provided for the hill slope
which is more than 3 metre in height.

23. For certain type of stair, the height for the stair should
not more than 180 mm and the step is less than 255
mm.

24. The glazed wall tilesof 1524mm in height should be


constructed and all type of sitting toilet with the dual
flushing system should be provided

25. Please state the width of walkway and it should not be


less than 2.25 metre ( section 38 [ 1 ] and the
requirement ( section 38 [ 4 ] should be compliedif
any changes on the levels along the pathway

26. The facility for the disable person such as the toilet,
ramp (1:20) and parking lot should be provided

27. The water tank specification should be equipped with


the Mosquito netting installation

28. A penalty of 20 times of plan processing payment


will be imposed for constructing a building without the
approval from the Yang Dipertua Majlis Perbandaran
Nilai [133 ACT, ROAD, DRAINAGE AND BUILDING
ACT 1976, SECTION (70) SUB (13 & 14)].

29. For the apartment development scheme, the minimum


height of 3050mm / 10 feet above the floor level
towards the upper level kaki should be stated in the
plan.

30. The application forTerrace Housing Scheme should


comply to the following rules:

30.1 The porch roof projection need to be above the
border line of the facing lot under the condition
that the lighting/ventilation from above has to
be provided with a minimum of 5% from the
overall porch roof

30.2 The approved minimum position of the porch


pillar shift from the boundary of lot facing is
915mm / 3 feet.

31. 31.1 The building plan approval application only


for housing scheme middle lot terrace type
is compulsory to submit the Standard Plan

Based on to the following procedure:-

• 1 set of A 1 size Standard Plan linen (showing


the 2 units of midled lots)
• 1 set of A 1 size original design Building Plan
Linen (showing the 2 units of middle lots)
• 1 set of Structure Plan for Standard Plan
• Standard Plan in ACAD format in Compact
Disk (CD)

(The submitted Standard Plan should include the


Floor Plan, Roof Plan, View Plan, Sectional Plan
Drawings, The Layout Diagram of Sanitary Pipe
&Water Supply Pipe and a complete
specification)

31.2 The Standard Plan Design submitted for


middle lot terrace type housing scheme is as
follows:-
• 2 Storey Terrace Housing– 2 Standard Plan
design should be submitted which is;
a) Standard Plan for additional of 1 storey
back of the house extension
b) Standard Plan for additional of 2 storey
back of the house extension
• 1 Storey Terrace Housing– 1 Standard Plan
design should be submitted which is;
c) Standard Plan for additional of 1 storey
back of the house extension

32. 32.1 The application of Green technology system


usage for this development is MANDATORY for
the developer/owner in the aspect ofRain Water
Recollection System (SPAH) for the following
development:-

• All individual building
categorieswhereby the floor width is

APPLICATION FOR NEW FACTORY AND ADDITIONAL FACTORY PLEASE

34. Only one entrance is allowed for each factory lot
except if its involved more than 2 acres of ground
area

35. A 3 feet wide landscape should be provided and


showed on the plan

36. The praying room for Muslim should be provided


together with the ablution area separated between
men and women.

37. Employees dining hall or canteen should be provided.

38. The TNM Substation should be built at the back of the


factory building (referring to the decision from State
Government Meeting Council dated 25th Mac 1996)

39. For a factory, the height of the building should be less


than 3 metres(a 3 metres headroom)

FOR THE TRANSMISSION TOWER APLLICATION THE FOLLOWING

40. Geotechnical Report by a qualified person for
proposal in the slope area.

41. Submit the hire purchase agreement between the


applicant and the building owner and land lord .
42. A copy of Public Liability Insurance
(Public Liability Insurance)
43. A written certification from the qualified Engineer is
submitted which stated that the additional structure
proposal will not harm the safety and stability of the
current structure.
( For the transmission structure on top of building
roof)

44. The height of the structure should not be more than


half of the building appearance surface or 12
metres whichever is lower.

45. The structure should be properly organized and tidy .

46. The structure colour should be uniformity or in line


with the overall colour or scheme of the particular
building appearance
47. Any cabin construction should be in line with the
overall design of the building or positioned in a certain
location hidden from the public view if its involve
additional construction outside the building

48. The transmission system should be from the type of


apparatus certified from the Communication and
Multimedia Commission Malaysia (SKMM)
orCertification Agency appointed by the SKMM.

49. The construction of the telecommunication tower


nearby the institutional building such as house of
worship, hospital, school and multipurpose hall
should follow the same distance as the distance for
residency type of building.

50. For the soil surface exposed due to the construction
works, the stability measure should be taken
immediately to avoid from any erosion.

51. Provide awarning sign to the related area.

52. Provide a signboard in a suitable area displaying


company details such as name, telephone number
and company address as well as the consultant
details such as name, registration number and
installation permit by the PBT.

53. The land status should be either from industrial or


commercial land. (The agriculture land can be
considered) however subject to the compliance of the
following rules.
THE MINIMUM DISTANCE FORTOWER

SHOULD NOT BE LESS THAN 150 METRE (450
FEET) FROM ANY AVAILABLE BUIDINGS.
54. The tower area should be gated with a guarded
entrance

55. The construction of all Telecommunication Tower


should be based on the minimum distance as follows:

Description:-
i)The distance measurement in this schedule is
designatedin order to ensure the minimum distance to
meet the aesthetic requirement and also to ensure
the safety of the building resident (for example
preventing the equipment tools from falling out from
the tower, and not because of the sun ray from the
tower as the level of the ray is low. This measurement

is based on the standard of Regulatory Framework
On The Sharing Of Radiocommunications
Infrastructure (REG-R002) Telecommunication
Department Malaysia, 1st August 1998).

ii)The distance measurement in this schedule is


counted between the side of the tower to the side of
the building.

iii) The distance measurement in this schedule do not


cover the tower disctance with the building such as
the cabin nearby the tower which is a part of the
telecommunication transmission system .
