Vr an R os al i e REPORT 02
Welcome
Dear Vran,
Thank you for your interest in Terra Adriatica's services.
The Croatian diaspora is key to our mission to unlock vast tracks of land for the benefit
not only for the owners of affected land, but also for the Croatian economy which has
suffered as a result of this lost potential.
Thousands of parcels of real estate in the country are owned or co-owned by the
diaspora, many of whom are not even aware of their potential rights to that land.
This report is designed to give you an indication of what land you may have a valid
claim to, ranked where possible (using our algorithms) against a probability score of
lower, medium and higher.
If you have a valid claim to land and wish to realise value from the sale of that land at
no upfront cost to yourself, then we can help through our Locksmith product.
Please note that as we gather updated ownership data, the information outlined in this
report may change slightly.

THE OVERVIEW OF
CROATIAN EMIGRATION
Croatia has a long history of emigration – it is estimated that more than 3 million
Croatian diasporans live worldwide. Historically, most waves of emigration were
economically driven, although the 20th century emigrations occurred due to political
circumstances, as consequences of both World Wars.
(I) Emigration trends first started as early as in the 15th century, during the Ottoman
Empire, resulting in Hungarian, Austrian, Slovak and Italian diasporan communities,
which over time evolved into national minorities.
(II) During the second, economically driven emigration wave in the 19th century, many
Croats moved to North and South America, Australia, New Zealand and the Republic of
South Africa. The second emigration wave resulted in the establishment of strong
diasporan communities which retain their influence today, the most influential being
Croatian Fraternal Union in North America, founded in 1894 in Pittsburgh. However, the
first Croatian emigrant society of was established in San Francisco in 1857.
(III) It is estimated that 157.000 Croats emigrated between 1941 and 1948 during the
third wave of emigration. Following WWII, emigration was driven mainly by political
reason (fear of the Communist regime, border changes). The third-wave target countries
were primarily Latin American, mostly Argentina. During the post-war decades, many
fled to Australia, as well as Canada and Western European countries.
Emigration continued through the 1970’s and onwards, due to both political and
economic reasons.
(IV) Following accession to the EU, another emigration wave occurred with around
230.000 people leaving Croatia mostly to Germany and Ireland, referred to colloquially as
the brain drain.
PROPERTY REPORT
Dear Vran,
Having correlated the information you have submitted on your behalf with the Land Registry and
Cadastre, we are unfortunately unable to identify any land with a sufficient level of probability that
would allow us to generate a report for you.
Please ensure that you have provided accurate and sufficient detail in your family tree and try again.
If you receive the same message again, we suggest keeping your details on file with us should the
situation change - such as an update to the registry which changes your status. In that event, we will
contact you again to let you know of your options.
The main land books in Croatia, the Land Registry and the Cadastre, are
public registers. Anyone can access them without limitation on
government websites. However, the data on land parcels in the Land
Registry and Cadastre can only be searched through by parcel or folio
number, not by the name or the surname of the owner.
Using this technology, we correlate the data you have provided on your
behalf with the information held on the Land Registry and Cadastre to
build a picture of what land you may have a right to.
