SPECIFICATION OUTLINE

1.0 General Condition

1.1 All works and materials that conform to the plans, specification and laws and regulation of
the local and National Authorities concerned in the place of construction.
1.2 The contractor shall be responsible in checking all items and units as indicated on the plans
and specification.

2.0 Site Works

2.01 Cleaning of Site


The items shall include protection of existing trees and vegetation’s or its removal including
objectionable matter.
2.02 Earth Filling Work
The cost shall consist of gravel back full materials for the foundation: G-1 gravel best for all
columns will footing and slab on fill.
2.03 Soil Poisoning
The items include soil treatment for termite control. The work include the application of
toxicant to soil and aggregate materials which will be covered by or be immediately adjacer to
building.

3.0 Structural Specification


3.01 Concrete
Allowable specified compressive stress of concrete is assumed to be:
a.) Footing, columns suspend slab and 8cm
F’c = 21 mpa (13,000 psi) = 28 days
b.) Ground floor slab on fill
F’c = 17.4 mpa (2,500 psi) = 28days
3.02 Reinforcement
a.) all reinforcing bars shall be round Deformed Structural Grade Fy = 228 mpa (33,000psi)
b.) required splitting for stab and beams reinforcement bars is at a minimum length of 40
Times bar diameter.
c.) Column vertical bars shall be specified at a minimum length 40-D. Not more than than
50% of the no. of bars spliced at any given point.
3.03 Structural steel:
a.) all structural steels both angles and steel plates shall conform to ASTM A36
b.) machine and anchor bolt shall conform to ASTM A325
3.04 Materials
a.) cement: any Portland cement or equivalent
b.) gravel: G-1 crushed for foundation works and footing
G 374 crushed for slab with beams and columns
c.) Sand: 5-1 washed clean and greenish color
d.) Reinforcing bars: mid steel deformed structural grade
e.) Concrete Hollow Block: any approved equal
4.0 Wood Works:
4.01 Forms and Scaffolding
a.) coco lumber in cut size for form framing scaffolding and bracing
b.) ½* thick marine plywood for columns, beams and slab form
4.02 Lumber and Plywood
a.) any lumber for door, jamb joist board and framing
b.) ¼*thick marine plywood for exposed to water and weather
c.) ¾*thick ordinary plywood for cabinets and closets
d.) all frameworks must be coated with wood preservative
e.) wood in contact with concrete shall be applied with 2 coat of any approved material
4.03 Doors, Cabinets, Closets and other wood works
a.) all dimension must be coordinated to jobsite condition
b.) see on schedules indicated in the plan.

5.0 Roofing, Tannery, Glazing and Metal Works:


5.01 Roofing
a.) Roofing shall be colored long span roof or any approved equal
b.) Accessories and installation by roofing manufacturer
5.02 Window
a.) window frames shall be steel frame swing type and awning type
b.) 4.5mm thick clear glass for all windows
5.03 Grills, Fences, Gate and Railings
a.) all dimension must be coordinated to jobsite condition

6.0 Finishes:
6.01 Floor Finishes
a.) Ceramic Tiles (unglazed) for ground floor, stairs, T&B, 2 nd Floor open areas
b.) Vinyl Tiles for all rooms
c.) Pebble washout and plain cement finish for Balcony and carport
6.02 Wall Finishes
a.) plain cement plaster finish for interior and exterior wall
b.) Ceramic Tiles (glazed) for T&B Wall and Kitchen Wall and Counter
6.03 Ceiling Finishes
a.) Marine Plywood (1/4” thick) for eaves ceiling, carport and other exterior ceiling
b.) Hard flex Board (1/4” thick) for all interior ceiling

7.0 Painting and Vanishing Works


7.01 Materials: any approved equal
7.02 All application and method used shall strictly follow the manufacturer’s instruction and
specification
7.03 Schedule:
a.) Masonry wall cement surfaces; all in (3) coats. Must be smoothly finished prior to
application of neutralizer.
b.) Doors, Jambs, Cabinets, Closets; Flat/plain paint finish
c.) Steel and Metal Works: Epoxy Primer/ Quick Dry Enamel in (2) coats assigned
d.) Extra coat shall be applied to achieve even paint finish work.
8.0 Water Proofing:
8.01 All concrete waterproofing materials shall be of any approved equal.
8.02 Application and surface preparation for gutter, canopy, balcony and T&B shall strictly follow
the manufacturer’s specification

9.0 Plumbing Works


All work shall conform to the rules and regulation of the latest Philippine Pumbling Code.
Rules and regulation or ordinances of the authorities where the building is to be constructed
shall be followed in pumbling installation.
9.01 Sanitary pipes and fittings: series 1000 of any approved equal
9.02 waterline pipes and fittings: PPR Series
9.03 Fixtures and Accessories
a.) Water closet, Lavatory, Shower, Faucet, kitchen sink and all accessories
b.) All fixtures shall be installed complete with accessories
9.04 Drainage lines: concrete pipes of any approved equal
9.05 Septic Tank must be constructed in 3 chambers and outside the building.

10.0 Electrical Works


All Electrical works shall conform to the latest edition of the Philippine Electrical Code, to
the rules and regulations of local and National Authorities and the requirement of Local Utility
Company concerned.
10.1 Piping Method
a.) Intermediate Metal Conduits (IMC)-For service entrance
b.) Polyvinyl Chloride Pipe (PVCP)-For all branch circuit embedded in concrete
c.) Flexible PVC Conduit- For connection between junction box
10.2 Feeder Lines
a.) Feeders conductor shall be installed and no change in sizes shall be made w/o
engineers approval and no splices between terminals
10.3 Branch Circuit
a.) Branch circuit conduit shall be run from outlets to panel board as direct as the
building condition will allow.
10.4 Panel Boards, Breakers in Neman Enclosure, outlets and switches, wires and cables
Junction boxes, and other conduit system.
a.) The electrical contractor or worker shall furnish or install completely as a
requirement on the plan
