EVALUATION OF THE SPACE


This is usually the first offer being sent by the lessor to Daiso Japan. Lease
Initial Offer offer indicates the following:
 Area / Dimension
 Rental Rate
 CUSA Rate
 Aircon Rate
 Construction Bond Amount
 Advance Rental Amount
 Security Deposit
and other related leasing terms and conditions

Daiso Team will visit the area so they can evaluate the mall.

 Mall Tenant Mix
 Foot Traffic
 Proposed area location
 Cut of the proposed location

Initial Layout SPD will initially layout the store showing possible schemes of the store
IRR (Internal Rate of Return) - this is an in-house template used by
Operations. They will input the details from the lease offer then in will
automatically compute projected sales and expenses of the proposed
Draft IRR space.
After reviewing the space and numbers, BD now will negotiate the most
Negotiation feasible terms and conditions.
SIGNING OF LEASE OFFER

Final Offer Lessor to provide the final offer after the negotiation
Capex (capital expenditure) SPD to provide the final capex of the store

SPD to request for a pre-design meeting with lessor to discuss the


Pre-design guidelines.

EXCOM approval OPS to prepare final documents needed for the presentation to EXCOM

Punch list SPD to provide a punch list report of the space
