MIXED-USE HOUSING

• Mixed use is in a broad sense any urban, suburban

development, or even single building that blends a
combination of residential, commercial ,cultural,
institutional, or industrial uses where those functions
are physically and functionally integrated, and that
provides pedestrian connections.

• Traditionally, humans settled in mixed-use patterns,

pooling all their resources into one central area.
Historical examples can be found in the old market
squares where shops, apartments, administrative
offices, and often a library were intermixed.

• Access control and movement in mixed-use

buildings Mixed-use buildings always need some kind
of access control system to ensure that residents, hotel
guests, shoppers, and business people only have
access to common areas and their own private areas.
Transportation solutions play a major role in keeping
these areas separate while getting people to their
destinations as quickly as possible.
TYPES OF MIXED – USE BUILDING
A mixed-use building aims to combine three or more uses into one structure such as residential, hotel, retail, parking,
transportation, cultural, and entertainment. Whatever the combination, it brings together several uses within either one
building or a small area. The two most common forms of mixed-use design are:

• Vertical. As a single, multi-story building, a typical mix
places apartments on the upper levels and retail or
offices at street level. A basement level provides
parking and/or access to underground public
transportation.
• Horizontal. Spread over several buildings, such as a
city block or around an open space or courtyard, these
individual buildings serve one or two specific uses
while creating a microcosm within a neighborhood

• The main building is about 52 floors (203m) and the residential building is about 35 floor (142m).
• The first five floors of the main building is used for a high-end shopping mall and the remaining 47 floors of the main
building is utilized for a commercial offices and five star hotel.
• The first 13 floors of the residential building is used as a parking garage for both the buildings and remaining 19 floors
are residences.

• First 13 floors are occupied for parking for both main building and residential building
and remaining 19 floors are occupied by high end luxurious apartments.
• 132 residential units .

• At top few floors 4 units on each floor.

3 lifts and 1 service lift

• This are high end luxurious apartments having 8

units on one floor plate.
• Out of 8 units 6 units are of 3BHK typology and 2
are of 4BHK typology.
• This residential units starts from 14th floor to 27th
floor.
• The service core consists of 3 elevators and 2
staircases out of which one is fire staircase.
• Each unit has a separate servant quarter which has
direct access to the unit and the outside lobby.

FLOOR PLATE HAVING 4 UNITS :

• All the 4 units are of 4BHK typology.

• There are segregated office space from 6th to
14 floor with toilets to each office and common
toilets also
provided on all these floor.
• The Central Core is surrounded by the office
spaces and refuge areas at 24 meter of height.

• The Central core is surrounded by the

office spaces.
• There are segregated office space from
6th to 14th floor with toilets to each other
and common toilets are also provided on
all the floors.

 Architectural Features :
• The design of the building makes it environmentally friendly , using technologies such as floor to ceiling
insulted glazing to contain heat and maximize natural light and an automatic day light dimming system.
• The tower also features a grey water system , which captures the rain water to reuse.

- The average centre to centre distance
between columns is 9.5 m.

Foundation :
- The combined pile raft foundation
system is used .
- It is a geotechnical composite construction
that combines the bearing effect of both
foundation elements raft and piles .
- The pile raft foundation system has recently
been widely used for many structures ,
specially in high-rise buildings.
Facades

• The façade consists of unitized aluminium curtain walls with provisions

for high performance double glass facades on the tower.
• Diamond edges of the building having aluminium flashing with LED
lighting are the unique feature and make it complicated façade design.
• The building design makes it environmentally friendly, using
technologies such as floor-to-ceiling insulated glazing to contain heat
and maximize natural light, and an automatic daylight dimming system.
