RISK ANALYSIS

Risks Invovled in the project and their responses are as follows:

1) Conflicts between working personals.


This situation won’t be healthy for working at the site. So, if there is a
conflict arising, it must be settled as soon as possible by involving
them.

Response: The respective contractors should be called to


communicate with their workers.

2) Damage in the structure of building detected.


In this case, repairing work to strengthen the structure will be
required. This will add up to cost and time.

Response: It is very important to make the owner of the house


aware of this situation. And the BOQ for the additional work should
be handed to the client. The approval should be signed and kept
safe. Extra workers must be called if required.
3) Changes in design by the client.

This problem cannot be ignored as the owner of the house is


the most important stakeholder of the project.

Response: If additional work is just change in the materials like


tiles or other materials, then it must be done without any
difficulties. But if this changes add up to time or cost, then that
should be presented in front of the client.

4) Work Hour Restrictions provided by the society members.

In some areas it is not permitted to work during afternoon or after


7pm in night. This is delay the project as workers can’t work.

Response: If there is such a situation, then the work schedule should


be prepared accordingly. This situation must be discussed before the
initiation of the project. Silent work activities should be carried out
during the silent hours. The planning of work packages should be
done by the PM according to the time.

5) Delivery of wrong materials.


A simple human error but can cost a significant delay in the project.

Response: The materials should be well checked before accepting


them and storing them. It is always better to order them in advance,
so these issues won’t affect the project deadline.
6) Injury to the working members.
On a construction site, there is always a risk of accident.

Response: It is the responsibility of the PM to take care that the


safety norms are being followed. If someone is injured, then the
preliminary treatment is to be done immediately. This may cause a
delay but it’s important to take care of them.

7) Breaking of the one-piece marble which is to be used in living


room.

As we are working with expensive and delicate marble in living room,


it is very important to work with utmost care. But if that piece breaks
or cracks, then it cannot be reordered as it will go beyond budget.

Response: There should not be any room for mistake while handling
the expensive materials. These work should be monitored well with
all the respective contractor and PM supervising it. It there is a break
or crack, then it should be filled with adhesive and adjusted such that
it gets covered by the furniture unit, but should not be exposed.
