establish the title of the property holder. If the chain is broken, the same should

1. The recital of the deed & document indicate that Nanhu s/o late. Nibbar was
owner of property aaraji no. 676 Situated at Mauja – Mahadeo Jharkhandi
Tukda no. 1 Tappa & Pargna Haveli Tah. Sadar, Distt. Gorakhpur with
transferable right since 1360 fasli.
2. Nanhu s/o late. Nibbar executed Power of Attorney dated 20.05.96 in favour
of Prahlad Das Gupta s/o Sri Ramji Gupta which is registered in the office of
sub registrar Gorakhpur at Photo Prati pustak no. 4 Khand no.12 page no.
139 to 150 serial no. 54.
3. Prahlad Das Gupta s/o Sri Ramji Gupta power of attorney holder of Nanhu
s/o late. Nibbar Developed the land into different residential plots.
4. Thereafter Prahlad Das Gupta s/o Sri Ramji Gupta power of attorney holder
of Nanhu s/o late. Nibbar executed sale deed dated 20.2.2004 in favour
of Smt. Nitu Ranjan w/o Sunil Kumar Ranjan in respect of Land private
bhukhand no. A-16 in aaraji no.676 area 231 sq meter which is registered
in the office of sub registrar Gorakhpur at Photo Prati pustak no. 1 Khand
no.2963 page no. 245 to 260 serial no. 899.
5. The name of Smt. Nitu Ranjan w/o Sunil Kumar Ranjan recorded in
revenue record khatauni .
6. Thus I am of the view that Smt. Nitu Ranjan w/o Sunil Kumar Ranjan is
owner of aforesaid property. Vendee is major so no minor interest is
involved in the property. The chain of title is complete

in aaraji no.676 area 231 sq metre, Situated at Mauja – Mahadeo Jharkhandi Tukda
no. 1 Tappa & Pargna Haveli Tah. Sadar, Distt. Gorakhpur. The subject property is free
from all kind of encumbrances, lien, charges, mortgages, etc. and Smt. Nitu Ranjan
w/o Sunil Kumar Ranjan shall get valid, absolute, clear and marketable title to the
said shop/property can create a valid mortgage in favour of PNBHFL. The said
Property/mortgage can be enforced (if required) under the provisions of The
Securitization and Reconstruction of Financial Assets and Enforcement of Securities
Act, 2002 and amendments thereto (“SARFAESI”) by PNBHFL.
