a. Purchase Price

b. Payment Terms :
 Booking Fee of IDR. 100,000,000,-/unit shall be payable by the Purchaser
upon the signing this Purchase Offer.
 Down Payment is 30% of the Total Transaction shall be payable by the
Purchaser not later than 14 (Fourteen) calendar days after Booking Fee.
 70% shall be payable by the Purchaser installment within 24 (twenty four)
months during construction period starting from 30 (thirty) calendar days
after Down Payment.

3. Validity Date
This Purchase Offer is valid by 1 Febuari 2016

APPENDIX

Delivery Date
The Premises that will come in a bare shell unit condition shall be handed over for fitting out upon the completion of the
building or on 2nd quarter 2016.

Building Specifications
Bare screed floor and fully installed ceiling system including suspended ceiling grid, standard acoustic tiles, sprinklers, fire
detectors, air-conditioning ducting & diffusers, lighting boxes, neon lights, emergency exit lighting, and public address system
shall be provided by the Developer and shall be ready to use upon handed over the premises to the Purchaser.

Service Charge
a. Rate/Sqm/month : To be advised and subject to be review
b. Payment : Quarterly in advance
c. Service Charge : start from Hand-over date
Service Charge includes building maintenance, 24 hours security, fire safety, water trash collection, building insurance,
management & administration, cleaning of common area and services during normal office hours.
The use of AC and electricity for lighting and power outlets within the Premises shall be separately metered and will be charged
on a monthly basis to the Purchaser based on actual consumption at the prevailing PLN rates. All tax and administrative cost
(if any) shall be borne by the Purchaser. The Developer shall provide the meter unit for the Purchaser.

Tax
Any Tax occurred on the Purchase Price, Service Charge and other payment shall be in accordance with the government
regulation

Telephone Connection Charge


A onetime telephone connection charge shall be payable upon the request of installation by Purchaser to activate the
telephone lines.

Demising Wall

Delivery Terms
a. Draft Binding Sale and Purchase Agreement (PPJB) of Strata Title Office Building.
After minimum payment 20% the Developer shall provide Draft PPJB to the Purchaser
b. Binding Sale and Purchase Agreement (PPJB) of Strata Title Office Building.
The Binding Sale and Purchase Agreement (PPJB) shall be signed by both parties not later than 60 (sixty) days
thereafter.
