LEASE CONTRACT

KNOW ALL MEN BY THESE PRESENTS:

I, ELLEN V. LONTOC, of legal age, married to Orlando D. Lontoc with residence

and Postal Address Purok 7 Bagontaas, Valencia City, Bukidnon known to be the legal
owner of the building located at Sayre Highway Purok 7, Bagontaas, Valencia City,
Bukidnon do hereby the occupant ONOFRE BANAAG, of legal age, married, residence
and Postal Address at ________________________________ under the following term
and conditions:

1. The occupant shall be one year period from February 1, 2020 to February 1,
2021 payable, the rental payment should be every eight (8 th) of the month and
eighteenth (18th) thereafter and renewable yearly.
2. That the said Lessee is occupying the three spaces (3, 4 & 5) of the building.
3. That the rental fee is Six Thousand Five Hundred Pesos (₱ 6,500) per space
excluding light, water and others;
4. The deposit of equivalent to two months breakdown:
a. One (1) month deposit
b. One (1) month advance
5. That the one month deposit it serve as guarantee for payment of light and water
bills and other liabilities if there is. The one month advance is guarantee to the
wear and tear to the building if there is.
6. The occupant is not allowed to let other person to occupy the space or the
building without informing or without the consent of the owner.
7. All improvements made by the occupant will not be taken from the building or
premises when the occupant want to vacate the said buildings or premises, the
owner has no liability.
8. There will be yearly increase of rental fee ₱ 1,000 per month.
9. Cleanliness must be observed.

Any violation of the foregoing agreement including default in rental payment for two
(2) successive months, the owner have the right to terminate the contract of
agreement.
