RENOVATION WORK
STEP 1
Unit owner submits to “SkyWorld Connects”
• One set of proposed renovation work’s plan or any
other proposed renovation works, where applicable
• Receipt of refundable deposit to Management office
• List of particulars of contractors and workmen
STEP 2
After received the approval, contractor may commence the
renovation works. Unit owner to ensure all renovation works
to be carried out in accordance to the rules and regulations.
STEP 3
Upon completion of the renovation works, Management
office will request for a joint inspection with unit owner’s
contractor.
STEP 4
After the joint inspection, unit owner is required to fill up a
Refund Deposit Request Form.
STEP 5
If no deduction is required, the deposit will be refunded
free of interest to the unit owner.
GENERAL TERMS
AND CONDITIONS
1 GENERAL
1.1 The Occupants must inform and obtain the Management’s written consent prior to the commencement of any renovation works.
2 WORKING HOURS
Owners shall not make any addition, renovations or alterations to the Parcels which shall affect the external appearance of the parcel and
or the Building without prior written consent from the Developer and the Management, which consent may be granted or refused at
absolute discretion without assigning any reason thereto.
2.1 Renovation works, materials delivery and removal works/debris are restricted to the following hours:
Monday - Friday : 9.00am - 5.00pm
Saturday : 9.00am - 1.00pm ( No Hacking And Drilling Allowed )
Sunday & Public Holiday : No Work Allowed.
2.2 NO Noisy works are allowed: eg. cutting of tiles, demolition of walls & etc shall be restricted on Sunday or Public Holiday.
2.3 Workers shall confine themselves within the renovation area during renovation hours and shall immediately leave the premises
after the allowed renovation hours. Refer 2.1.
3 DEPOSIT
3.1 A refundable deposit is required before any renovation works are allowed.
3.2 Such deposit is to ensure that all unwanted materials, debris, etc are not left in the Common Areas and no damages of the
Common Properties/Areas.
3.3 Clearing, cleaning and/or repairing damages, if there is any, the cost incurred will be deducted from the deposit.
3.4 In the event the cost incurred exceeds the deposit paid, the owner shall have to pay the Management the excess amount.
4 PROCEDURE
4.1 Prior to such approval, the Owner shall furnish the Management, at least two (2) weeks in advance, a complete set of the drawings
and plans of the renovation works to be carried out by the Owner.
4.2 Owners must provide (7) days notice to the Management prior commencement date of renovation works.
4.3 Particulars of contractors, their workmen and nature of renovations works shall be provided to the Management Office and clearly
stated in the renovation Application Form contain details of the renovation works to be carried out. A copy should be retained by
the Owner's contractors and shall be produced to the security officer and/or the Management to access the premises.
4.4 Owners to ensure their contractors and workmen comply with the security and site procedures as may be prescribed by the
Management from time to time.
5 WORK SCHEDULE
5.1 Owners/Occupants and their contractors are required to submit and inform the Management of their working schedule.
6 RENOVATION LIMITS
6.1 All renovation works shall be confined within the individual Parcel. Hacking of structural slabs, columns and beams are strictly
prohibited. Knocking down of walls and wet construction works are not encourage. In additional to complying with the House
Rules herein, Owners are to ensure all and any renovation works to be carried out in accordance with existing rules and regulations
of all other relevant authorities.

8 COMMON AREAS
8.1 All deliveries, removals and workmen must not cause any inconvenience to other Occupants.
8.2 All permitted renovation works and materials shall be confined to the limit of the parcel.
8.3 All renovation debris and raw materials are to be removed and handled in a appropriate manner and not to cause any damage, dirt
or litter at the common areas or causes any inconvenience.
8.4 The Contractors are prohibited from tapping water/electricity supply from the Common Areas.
8.5 Contractors must ensure that all work areas are free of mosquito breeding.
8.6 Contractor's vehicles must not cause obstruction to the car park entrance and exit, driveways and other passage ways.
8.7 All deliveries, removals and workmen must only used the designated lift and/or staircase. Please check with the Management office
for further details.
8.8 Renovation workers must not cause any disturbance to other Occupants.
8.9 Any contractors or their employees who do not observe the rules and regulations herein will be asked to leave the premises.
8.10 The Management reserved the rights to inspect or stop any works, which found not to be in accordance with the approved renovation
works. All deposits shall be withheld until the disapproved works are rectify accordance to the submitted renovation plans.
10 DISPOSE OF DEBRIS
10.1 The Owners, Occupants and/or contractors must pack and remove debris, unwanted renovation material & etc, placed them at
the allocated area approved by the Management.
11 UNIFORMITY
11.1 Door And Window Grills/Balcony Invisible Grill
11.1.1 Only the approved design and sizes are permitted by the Management. The drawing can be obtained in Management
Office.
11.1.2 No fittings or fixtures shall be installed at the common areas; if found, they will be removed by the Management at the
Owner's cost.
12 BREACH OF RULES
12.1 If Owner/Occupant/Contractor, breach of any of the above stated rules and regulations and cause damages to the Common
Properties and/or causes any problem in the premises, shall be held responsible and be liable for all cost, loss and damages,
including but not limited to the costs incurred to rectify the damages areas.
13 EXCLUSION CLAUSE
13.1 The Management will not be responsible for any accidents, injuries, deaths, damages or other losses suffered by the contractors
or their employees whilst or in the course of carrying out the renovations works in the premises.
13.2 The Owner/Occupant are advise to ensure that their contractors have appropriate and adequate insurance coverage.
