Module 3 Extension Exercise - Question

Identify the Conceptual Design issues that will result from consideration of the Retirement
Concept for the Domestic Dwelling system.

Answer: Considering the domestic dwelling system as a retirement, the following issues are
identified at the Conceptual design:
Retirement could be through demolition or by selling it to another owner.

Design of the dwelling should be kept simple as unique and complex designs are difficult to
demolish. It costs a lot to spend on destruction. The unique and complex designs might not
attract lot of buyers.

The initial design of the dwelling should aim for a family of 4 and a pet (middle class family).
This could be a better selling opportunity rather than a big house. A medium scaled house
will aim for a professional working couple or a middle-aged couple with young kids. Couples
in this category are in higher proportion on the market. The market value of the dwelling
plays an important role in the retirement to attract potential buyers.

The materials used in the dwelling. For eg: dwellings made up of bricks are better in
reliability, strength, insulation and natural look than timber during any natural disasters. As
per system engineering, the bricks option saves a lot of money during the lifecycle. This
brings in reduced home insurance, better sound insulation and improved safety of the
residents.

Open space around the dwelling provides a great opportunity to extend the dwelling
conveniently during a resale. The new owner’s requirements will change suiting his own
requirements.

Non-hazardous materials must not be used during the construction of the dwelling. The
disposal costs of these materials are significant than timber or brick.

The design of the dwelling must be kept as a standard layout to attract a large number of
potential buyers.

The white goods in the dwelling like cooker hob, hood, oven, dishwasher, washing machine,
fridge and freezer, boiler, smoke alarm must be installed of a high and reliable quality with
low energy consumption. This would save the lifecycle cost during the years of operation.
Houses must be built with good and efficient insulation, which would reduce monthly energy
bills and reduce external noise levels. This will also add to reducing CO2 emissions. If the
dwelling is bought as an investment, the white goods good condition and sound insulation
might interest potential buyers.

If the dwelling is constructed as a detached town house, ample parking for 2 resident cars
must be provided. This could potentially attract a lot of buyers as most of the buyers have 2
cars.

Installation of fencing and a rear garden gate around the dwelling’s border provides a good
indication of the total area and a feeling of privacy. The fencing and rear garden gate can be
painted for long term preservation of the timber during different seasons. This would interest
a lot of potential buyers as they can see the complete area of the dwelling and no immediate
refurbishment. The concern of privacy is also addressed.
