OFFER FOR LEASE FOR 10,000 SQ MTRS AT IKATE, LEKKI , LAGOS.

Above Subject Refers.

We hereby make an offer on behalf of our client for the above stated property.

Our client is desirous to contract a 10 years lease with contract terms of 5 years as initial payment
on the lease at N15,000,000 (Fifteen Million Naira) per annum. This is in consideration that the
present state of the site (yet to be sighted) may require our client to considerately sand fill the
said site for it to become stabilized for use.

However, in light of your assurances of the state of the site, our client may consider to contract
a 10 years lease at a rate of N25,000,000 (Twenty-Five Million Naira) per annum with the
following contract terms of 3 years payable initially on the first 5 years of the lease; The balance
of 2 years payable on the lease on or before the end of the 3rd year, and; On the condition (if
necessary) that the state of the site would be satisfactorily improved by sand filling it to become
stabilized for use, so that the flooring to be done would be possible.

Our client is an events company and wishes to use the property as an event’s place, to commence
operations as soon as possible.
