Marc Koehler Architects P. 3 Marc Koehler was born in the Northern Dutch town
of Naarden in 1977 to parents of Dutch-Portuguese
Superlofts P. 4 heritage. He studied Engineering at the Amsterdam
School of Technology, Urbanism at the Technical Uni-

Creative grid P. 50 method always places people at the centre of their
work, involving users in every stage of the creative
process.

MKA is specialized in what Marc Koehler calls ‘the

Power of Smallness’. An experimental, process-cen-
tered, site and user-specific design approach with a
high degree of precision and detail, favouring ‘design
intensity over design volume’. From the beginning
MKA focused on private housing, interior design and
scenography which created the foundation for MKA’s
design approach. Over the years, MKA won several
design competitions for public buildings, develop-
ing Marc’s vision of ‘smallness’ to a larger scale. In
the last 4 years, MKA also became known for its self
initiated housing co-ops, initially co-created with De
Hoofden – a platform of four architecture firms – and
currently taken further by MKA using the name Su-
perlofts.

Over a period of 10 years, MKA has grown from a

small boutique agency into a mature design firm
led by Marc Koehler, assisted by a core manage-
ment team and powered by 12 super talented and
enthusiastic senior and junior designers, architects,
project managers, engineers and consultants. Join-
ing forces with a flexible circle of preferred partners
and freelance collaborators, integrating diverse skills
and expertise in a flexible and horizontally organized
network.

Superlofts

Superlofts is a new housing concept developed

by MKA, combining a global network with local
lifestyles. They provide a blueprint for coopera-
tion, where people are involved from day one in the
design of their own home. The Superloft concept
provides an open framework and avoids the con-
formity of traditional housing, catering to individuals
with unique lifestyles looking for tailor-made spaces.
Superlofts create a sense of communal urban liv-
ing, while providing the individuality that makes loft
spaces so desirable. The Superlofts concept has
proven to be highly adaptable to different neighbor-
hoods and types of inhabitants. MKA is currently de-
veloping 134 Superlofts across six sites in the Nether-
lands, with many more to come.

Superlofts cooperatives bring together future own-

ers before their homes are designed, and MKA coor-
dinates the design and build process together with
them. The cooperatives offer flexibility to buyers as
they can influence the location, size and shape of
their building. The Superlofts model puts homeown-
ers instead of developers at the centre of the deci-
sion making process. The results are larger spaces,
more energy-efficient buildings and higher-quality
materials and craftsmanship. Superlofts bring indi-
viduality back to the housing market.

Superloft apartments offer a generous structural

framework of double height spaces. These can be
divided up however homeowners want, either on
their own or by enlisting MKA’s Homelab as their
personal design service. Because the structure is so
flexible, community spaces can easily be included in
the design at minimal cost. The potential for bottom-
up initiatives creates true vertical villages, making
the Superloft concept so relevant in today’s diverse
society. Every new Superloft project contributes to a
growing library of designs, further helping to stream-
line the process. The Superlofts Club App uses the
power of sharing to connect inhabitants and provide
a platform for exchanging ideas and inspirations. Su-
perlofts are the customisable development models of
the future, available today with MKA.

Homelab: costumization Sustainability

Homelab is an interior design service and web ap-
plication (under development) that allows Superlofts
Club members to customise their loft interior.

Taking advantage of the emerging sharing economy,

members are able to showcase their creative ideas
and services with the community.

The web app offers a database of components such

as staircases and floor elements that you either order
directly, customise or download to print, using digital
design technology (BIM) and digital manufacturing
technology (3D printing and CNC).

Homelab is also a design service that coordinates the

interior design and construction process of the lofts.

Casco-lofts Houthaven was developed by the Su-

perlofts and De Hoofden* and it is located in the
Houthaven area, on the northern plots with the
best views over the IJ river. The buildings are di-
vided into three zones: high-rise buildings on the
Haparandaweg, low-rise buildings on the Wood Ha-
venkade and garages with roof gardens in-between.

The pioneers of this project, the first loft owners, will

soon live right next to the water and within walking/
cycling distance from Amsterdam city center.

The five by six meter glazing offers a spectacular

view over the IJ river, Houthaven and Minervahaven.
The lofts are highly energy efficient - “climate neu-
tral” -, spacious and allow the residents to easily
change their interior configuration in the future. In
this first version of Superlofts there is a shared roof
terrace where the residents can enjoy the panoramic
views over the city and the IJ river.

*De Hoofden is a collaboration of four architecture

offices focused on Collective Private Commissioning
(CPO), consisting of Marc Koehler Architects, de Ar-
chitekten Cie, Architecture Thijs Asselbergs, Hoots-
mans architectuurbureau and Space Encounters.

Superlofts Houthaven is the result of the success and

experience gained from Casco-lofts Houthaven, our
previous project in the Houthaven area in Amster-
dam. In this project the Superlofts concept is even
more flexible: he houses can be connected in both
height and width, providing total design freedom
and expansion up to 70% additional floor space. The
building is divided into three zones: the high-rise on
the Haparandaweg, the low-rise on the Houthaven-
kade and garages with roof gardens in the space be-
tween. From all of them you can enjoy phenomenal
views of the IJ river, Houthaven and Minervahaven.

The shape and dimensions of each loft are adjusted

to the needs of the residents, while the flexible con-
struction system ensures that these houses can be
easily adapted to new designs in the future. All lofts
are climate neutral and the maximised glass surface
provides optimal natural lighting. There are lofts with
a garden, a balcony and/ or a private rooftop terrace.
This community of residents also decided to imple-
ment a communal rooftop terrace to enjoy the views
together.

Superlofts Buiksloterham is under construction in

Amsterdam North, within walking distance from the
popular NDSM site and close to the Central Station
ferry. There will be 19 lofts custom-designed for each
resident. Modules around 5.5 meters high and 5 me-
ters wide were combined differently, creating several
housing typologies. This type of architecture fits per-
fectly in this industrial area of Amsterdam North.

In addition to their individual lofts, residents will

share collective spaces and a roof terrace. These
new loft buyers can not wait to live in this rapidly de-
veloping neighbourhood.

Superlofts Block Y is located in Veemarkt, a new area

in the city of Utrecht. The unique, self-designed lofts
are located within cycling distance of the city center,
near the outskirts and the A27. On one side you look
towards the beautiful Veemarkt and on the other to-
wards allotments and natural green space. The main
entrance of the building allows you to access the
apartments and communal garden to the rear.

Superlofts Utrecht contains 30 tailor-made lofts

within a fixed framework. Each space can be ad-
justed in the future as the generous proportions offer
maximum flexibility: the lofts are 6 to 9 meters high,
15 meters deep and 4.5 to 9 meters wide.

Creative grid
This concept creates an intimate urban village with
a high mix of diverse functions called Creative Grid.
An ensemble of volumes - each having its own iden-
tity creates a series of connected squares. Both pri-
vate and public spaces are created, offering a place
for both the inhabitants and the surrounding city to
enjoy all sorts of urban activities.
Creative Grid is an unique city in a city concept; the
program offers services and facilities you would ex-
pect in an urban context. By offering a hotel , offices
and housing (7.400 m2 of housing) at one spot, there
is a great potential of shared services and offering
the full service package to housing. Creativity is the
common value in this concept. Creative Grid can be
perceived as a design campus attracting companies
and developers for the makers of tomorrow. It’s
about design thinking and design production at one
place.

This proposal creates the needed density (FSI: 2.33)
and critical mass for a city, however it acts respect-
fully to its surroundings. The relation and position of
the individual volumes is carefully defined. By creat-
ing an open landscape of buildings with the right
proportions and scale it not only respects the exist-
ing views but also invites to enter and join.
Creative Grid is about finding the right balance
between individuality and collectivity. Creating a
heterogeneous and layered space, that can be flex-
ibly developed by independent stakeholders and
developers.
