INTEGRATIVE DESIGN

1.1a – Goal Setting


Green Development Goals
Preservation and structural repair of a 1956 midcentury modern ranch house, previously abandoned, severely
dilapidated, and slated to be torn down. Goal is to preserve the existing neighborhood fabric while adding high-
quality housing stock to Cleveland. This kind of project can serve as an example to other builders how Cleveland’s
existing architecturally rich housing stock can be not only preserved, but upgraded for the future.

Integrative Design Process


Web of communication between Contractor, Green Verifier, Green Records Keeper, Design Manual, and City.

Contractor and Green Records Keeper communicate regularly to make sure materials and construction processes
are compliant throughout the design/build process. Green Records Keeper deeply researches the Manual; Green
Records Keeper is in contact with the City to verify what best practices are - e.g. how the information should be
presented for the City to best conduct its assessment, checking to make sure everything is compliant. Green
Records Keeper asks Green Verifier about any ambiguous criteria and uses the Verifier’s guidance to make sure
everything is covered. Contractor and Green Verifier coordinate any record keeping work that requires an outside
contractor.
Measure Against Goals
All parties involved form a web of communication, mutual verification, and record keeping.

Designing architect is also owner's representative during construction phase - original design team intimately
involved with construction. Record-keeper will be in regular contact with contractor to make sure that permissible
materials are used throughout construction, waste disposal strategies are followed.

Injury and Accessibility
11208 Lake Ave is in a neighborhood with well-developed pedestrian infrastructure. It is within reasonable walking
distance to public transit and essential services. There is an urgent care clinic within ¼ mile of the Site.

Vulnerability to high winds and extreme temperatures
11208 Lake Avenue is in a location subject to high winds and stormy weather, due to its close proximity to Lake
Erie.
Metal roof - resists wind, debris damage.
Masonry construction - resists wind, pest damage.
Modern insulation - resists extreme temperature and humidity swings.
