Develop Existing Housing Marketing Plan

● Refined RCED website to become more user-friendly and straightforward


○ Simplify process to find rentals and homes for sale on RCED website

better understanding of housing from their perspective

Notes:
● Ages 30-49 overwhelmingly prefer to own a 3 or 4 bedroom house
● Ages 50+ mostly prefer to own a 2 or 3 bedroom house
● Out of all out of county respondents interested in moving to Republic County, 88% would
prefer to own either a 3-4 bedroom home

● Of those in county who want to change their current housing, 50% are currently or somewhat
searching for a housing.
● 65% of people from out of county are currently or somewhat searching for a housing.

● Of those who said “yes” or “maybe” to building a home, 73% were between the ages of 21 and 45 and
51% were between these ages and also married.

Major Takeaway from Survey Results (so far)

● High demand for 3-4 bedroom homes


● Demand for “move-over” housing for people who want to
downsize (could also serve as a starter home)
● There are gaps in how people prefer to learn about homes for
sale and how they actually learn about them
● There are gaps in people’s current housing and what they
actually prefer to live in
○ Gap is largely due to income limitations
Findings from Meeting with Stakeholders
● Realtors:
○ Greater demand for people looking to move from urban areas to do remote work
○ People are moving to be near kids
○ People under 45 are more mobile
○ There was no master list of rentals (currently finalizing)
● Landlords:
○ Lack of Market Rate Rentals (very small percentage are both open and market rate)
○ People are unaware of what they qualify for (lack of understanding about Section 8 and Section 2 housing
units)
○ Landlords struggle to recover from bad renters
○ Most landlords market their property by word of mouth
● Lumber Yards:
○ Most work is doing renovations
○ Cost to build a new home: $150,000+
○ Most renovations: $30,000+
○ Age is not really a factor in terms of people who are building new homes
○ Less than 5 new builds per year
○ Lumber Yards having to fill role as general contractor due to informal roles in rural areas and cost increases of
construction management.

● Census Lists 575 rentals


● Through stakeholder meetings, we confirmed ~230 rental units
● Of these units: 27 total units available, only 52% are market rate
○ 26 in Belleville (14 market rate)
○ 1 in Narka
● Overall, only 6% of rentals in the county are available and market
rate

● Blecha Realty and NCK Realty both participated, as
well out-of-county realtors and private listers
● Designed Google map of all participating homes
● Created web page for all participating homes
● Additional marketing avenues, newspapers, radio
station, Facebook, Instagram, Facebook event page,
boosted posts
