DEED OF ABSOLUTE SALE

KNOWN ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and executed this 26th day of
Tuguegarao City, by and between:

ELIGIO VALENZUELA, Filipino, of legal

age, married to MAURA SACOCO, and with
residence address at San Nicolas, Ilocos Norte,
hereinafter referred to as the “VENDOR”;

- and -

RUBEN VALENZUELA, Filipino, of legal age,

married to ROVELYN JARAMILLO and with
residence Address at Palagao Norte, GAttaran,
Cagayan, hereinafter referred to as “VENDEE”.

WHEREAS, the SELLER is the absolute owner of a Residential Land

situated at Brgy. Dumun, Gattaran, Cagayan covered and embraced under
Transfer Certificate of Title No. T-125657 particularly described as follows; to
wit:

“A parcel of Land Lot No. B-3-A of the subdivision plan Psd-

(af)-02-020517 bing a portion of lot B-3 Psd-2-01-001974
situated in the Brgy. Of Dummun, Municipality of Gattaran,
Province of Cagayan, Island of Luzon, containing an area of
Twelve Thousand One Hundred Thirty-Seven (12, 137)
square meters more or less…”

WHEREAS, the VENDOR has offered to sell and the VENDEE have
agreed to purchase the above-described properties for the price of
___________________ THOUSAND PESOS (___________).

NOW THEREFORE, for and in consideration of the sum of

____________________, receipt of which in full is hereby acknowledged by the
VENDOR, the VENDORS hereby sell, cede, transfer and convey in favor of
the VENDEE, his assigns and successors-in-interest, absolutely and
perpetually the above-described parcels of land and improvements, free from
all liens and encumbrances.

It is hereby understood that VENDEE will pay the capital gains tax,
documentary stamp tax, transfer and registration fees.

IN WITNESS WHEREOF, the parties have hereunto affixed their
