Zoning

Zoning is the process of


dividing the land by law, of the
sections or zones as
Residential Zone, Commercial
Zone, Industrial Zone , civic
zone and institutional zone in
which the regulations prevent
misuse of lands and buildings
and limit their height and
densities of population differing
in different zones.
IMPORTANCE OF ZONING

It prevents encroachment of one


zone upon another adjoining to it.

Industrial area is located away from


the residential area so that it will not
be affected by poisonous gases.

The population is distributed


throughout the town.

Hight zoning regulates the height of


the building.
CLASSIFICATION OF ZONING

• Use Zoning
• Height Zoning and
• Density Zoning
USE ZONING

• The principle of it is to divide the city into


different zones. At the different location

Types of use zoning are below:


• 1. residential zone – cover 40%-50% area
• 2. commercial zone – cover 2%-5% area
• 3. Industrial zone – cover 5%-20% area
• 4. civic zone – cover 2%-3% area
• 5. institutional zone – cover 1%-2% area
• 6. recreational zone – cover 15%-20% area
HEIGHT ZONING

• Besides the use of land there are other factors such as


height , volume of the building, which need to be
controlled. It is done by height zoning
• Tall buildings cut the sunshine, air, breeze of neighbouring
small houses.
• Tall buildings make the streets narrow and increase the
traffic congestion.
• There are various methods to control the height of high
rise building.
• The height of the building is regulated by the width of the
road i.e. 45degree and 63.5 degree
• Another method adopted is bulk volume method.
• Nowadays floor space index is also used.
DENSITY ZONING

• The population per unit area or acres is


defined as density of population.
• The density may be either gross or net.
• Gross density is the average density per
unit area of population.
• The net density is the density per unit
area.
• The front/rear/side setbacks are specified.
• The maximum height of the building is
specified.
• The number of houses per unit area is
limited.
• The ratio of total site area to the total
built-up area is specified.
