LAB SESSION 1 & 2

Lab Session 1:

Introduction:
Competency profile is designed and used to define specific job's requirements like skills,
knowledge and expectations. If it is made correctly, this profile can help to improve company's
employee enrolment, evaluation of performance and compliance with policies of human
resources.

Competency Profile for Manager in Construction Industry:


In a construction organization, the set of skills required are mostly related to the field for running
the organization successfully. The manager required should have areas of expertise in
construction as well as he should have skills to efficiently manage the project in terms of time,
money and cost. His behaviors are also necessary for effectively dealing with other proficient
and providing most benefits to the industry. Following are the four main sets of skills:

1. Business Competencies
2. Personal Competencies
3. Interpersonal Competencies
4. Management Competencies

1. Business Competencies:
a) Contract Understanding: He should well understand the type of contract for example
lump-sum or unit rate contract and to work within the allocated budget i.e. quoted price
by general contractor and gain the profit for the organization in the best possible way.
b) Creative: He should be creative and resourceful i.e. able to deal well and cleverly with
difficult situations and find solutions to problems to prevent organization for getting into
loss or trouble.

c) Financial Understanding: To manage finances effectively is critical. The manager
should well understand how to manage Financial and Material Resources.

2. Personal Competencies:
The personal skills are equally important for dealing effectively in different scenarios for
example the manager should have following skills.
a) Leadership skills – Very Important for manager so that he can take the charge and offer
opinions and directions.
b) Numerical Skills – He should be able t solve different numerical problems quickly and
efficiently.
c) Active listening and speaking – He should give full attention to understand the points
being made during discussions in meeting or at other places and convey the information
effectively.
d) Reading and active learning – Good reading is essential for managers to understand and
interpret different documents and learn actively the information being conveyed.
e) Critical thinking and problem solving – The manager should use different logics and
give reasons to identify different alternatives and approach to a problem and solving it
efficiently.
f) Other personal skills – He should be able to cope well under pressure, positive attitude,
honesty etc.

3. Management Competencies:
The management skills are essential for any project success parameters. Many firms prefer those
managers who already have some management experience. On the top of the list, following are
the key roles and skills of a manager
 Time management skills: These skills of a manager are essential for the project to be
completed on time for client satisfaction and to prevent the cost overruns.
 Plan Meetings: The manager should plan and arrange meetings for better lines of
communications between different project participants or stakeholders.
 Safety Checking: He should take regular measures for safety checking so that project
can be completed in a safe and sound way without any destruction and injuries.

 Other key roles: The other key roles of a manager is to understand all areas of
construction process, assess and monitor performance of a team, system analysis and
evaluation, quality control analysis etc.

4. Interpersonal Competencies:
Interpersonal skills are required for proper bonding and influencing the team members. The
Manager should have:
 Skills for Motivating the Staff
 Well awareness of individual worker’s craft skills
 Good verbal and communication skills
 Ability to negotiate well on time.
 Coordination Skills
 Social perspective

Part B)
The manager of a conventional business organization required skills like planning, decision
making, delegation, internal communication and problem solving. He should have working
knowledge of sales and marketing, public relations and customer services and that differs from
skills in manager of construction organization.
The manager of a business organization that may be any organization should be able to forecast
cash flow and sales, as well as, monitor profit and loss. He needs to promote the products or
services effectively. He also needs to provide good customer services and have a marketing
strategy in place so that sales can be generated.
Other knowledge and skills besides basic knowledge of mathematics, statistics and economics
and that are also necessary are in the field of research, data processing, production, finance,
accounting, auditing, purchasing, taxes and budgeting. The manager will be expected to resolve
a range of ethical, legal, human resource, operational and financial issues that affect the

organization. He is a person who drives the work of others in order to run a major business
efficiently and make a large profit.

The competency profile of construction manager differ from a conventional business manager in
a sense that he should additive skills related to construction field like basic knowledge about the
construction process and the ability to manage well the time, cost and quality and also working
drawings, human resources and public safety,
