DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and executed by and between:

GLORIA E. MELENCIO, of legal age, Filipino Citizen, married to


Hernando S. Melencio, Filipino with postal address at 705 Magna Bldg. Stellar
Place, Visayas Avenue, Brgy. Bahay Toro, Quezon City, hereinafter referred to as
the VENDOR.

-And-

NOEL HIPONA ESGUERRA, of legal age, Filipino, married to Lowela


P. Esguerra, and with postal address at B29 L 5 Ph2 Dela Costa Homes III Brgy.
Graceville, San Jose Del Monte Bulacan, hereinafter referred to as the VENDEE.

WITNESSETH:

That the Vendor is the registered owner parcel of land covered by Transfer
Certificate of Title No. T-221068 (M), located at Brgy. of San Jose Municipality
of Sta. Maria Prov. of Bulacan, and particularly described as follows:

That for and in consideration of the sum of ONE MILLION FIVE


HUNDRED FIFTY EIGHT THOUSAND TWO HUNDRED FORTY PESOS
(Php.1,558,240.00) Philippine currency paid by the VENDEE and VENDOR
receipt of which is hereby acknowledged, the VENDOR by these does and hereby
SELLS, TRANSFERS, AND CONVEYS by way of presents Deed of Absolute
Sale unto the VENDEE and their heirs and assigns the above described property
free from all liens and encumbrances.

It is hereby mutually agreed that the vendee shall bear all the expenses for
the execution and registration of this Deed of Sale.

IN WITNESS WHEREOF, We have hereunto signed this deed of sale this
