DEED OF
ABSOLUTE SALE
KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale (“Sale”, “Deed” or “Agreement”) is executed by and between:

LUZVIMINDA J. NARTE, of legal age, Filipino citizen, widowed, and a

resident of Brgy. Sta. Lucia, Urdaneta, Pangasinan, (hereinafter referred to
as the “SELLER”)
and

TEODORA ALFONSO LOPEZ, of legal age, Filipino citizen, and a

resident of Edmonton, Alberta, Canada (hereinafter referred to as the
“BUYER”)

They shall be referred to individually as “Party” and collectively as “Parties”.

~WITNESSESTH~
WHEREAS, the Seller is the registered owner in fee simple of a parcel of land,
Lot No. 26268, located in Brgy. Sta. Lucia, Urdaneta City, Pangasinan, covered by
Residential Free Patent No. 015546132448, Cad/Pls 3-B-D-Ext., with an area of two
hundred and thirty-three (233) Square Meters.

WHEREAS, the Buyer wishes to buy, and the seller wishes to sell, one hundred
(100) square meters from the abovementioned parcel of land;

WHEREAS, the Seller hereby sells, cedes, transfers, and conveys unto the
said BUYER, her heirs, and assigns the aforestated 100 sq. m. portion of the parcel of
land in accordance with this Agreement.

NOW THEREFORE, in consideration of the mutual covenants and Agreements

herein contained, the parties hereby agree as follows:

1. Purchase Price. – The Parties agree that the full and final payment for
the parcel of land shall be valued at ONE HUNDRED NINTEY THOUSAND
PESOS (PH₱190,000.00).

2. Warranty. – The SELLER hereby warrants that said parcel of land is

free from any liens and encumbrances and the SELLER will defend the title and rights of
the BUYER from any claims of whatever nature from third persons.

ACKNOWLEDGEMENT RECEIPT
I, LUZVIMINDA J. NARTE, of legal age, Filipino citizen, widowed, and a
resident of Brgy. Sta. Lucia, Urdaneta, Pangasinan, hereby acknowledge receipt of
the amount of ONE HUNDRED NINTEY THOUSAND PESOS (PH₱190,000.00)

from TEODORA ALFONSO LOPEZ, of legal age, Filipino citizen, and a resident of
Edmonton, Alberta, Canada, as the full and final payment to my satisfaction in selling to
him/her my parcel of land subject of this deed of absolute sale.
