This Sale Deed is made and executed at Delhi on this 14th day of August, 2020,
Between
Ms. Sapna Singh, d/o Mr. Swapan Singh, Bio Chemist, age 40 years, residing at Block -R, 614 ,
Bhagirathi Apartments ,Sector 62 , Noida (hereinafter called the Vendor) of the one part.
And

Mr. Bhuvan Bam, s/o Mr. Sunil Bam, Vlogger, age 25 years, residing at B-8, Sector -30 , Vasant
Kunj , Delhi (hereinafter called the Vendee) of the other part.
The expression of the Vendor & Vendee shall mean and include the parties itself, their
Respective legal heirs, executors, successor, administrators, legal representatives and
assigns/nominees.
WHEREAS the VENDOR herein is the absolute owner and in possession of the said property,
having been purchased vide registered sale deed as document no. 1008, Addl. Book-III, Vol. No.
10, pages 34-36, on date 30th June 2018, duly registered in the office of Sub-Registrar SR VA
Chandni Mahal, 4/7, Asaf Ali Road, Chandni Mahal, Chatta lal Miya, Chandni Mahal, Chandni
Chowk, New Delhi, Delhi 110002.
AND WHEREAS the VENDOR for his bonafide needs and legal requirements, in his sound and
disposing mind without any pressure, force, compulsion or coercion has agreed to sell and
transfer the above said property unto the VENDEE for a sum of Rs. 90, 00,000/- (Ninety Lakhs
Only), for which the VENDEE after scrutinising the status of the land and also satisfied
regarding the title of the Vendor has agreed to purchase the same, against the said consideration.
AND WHEREAS the above said property is free from all sorts of encumbrances and
Attachments i.e. Charges, Demands, Will, Sale, Gift, Mortgage, Exchange, Disputes,
Litigations etc. till to-date.
1. That in pursuance of the above agreement and in consideration of the said amount of Rs.
90,00,000/- (Rupees Ninety Lakhs only), the entire amount has been received by the
Vendor from the Vendee prior to the execution of this Sale Deed, the receipt of which is
hereby admitted and acknowledged by the Vendor.

2. That the said Vendor hereby conveys, assigns, and transfers by way of sale of all his
rights, titles and interest in respect of his above mentioned property, UNTO THE SAID
VENDEE (his heirs, assignees, executors, successors, legal representatives and
administrators) TO HAVE AND TO HOLD THE SAME AS ABSOLUTE OWNER
thereof forever.
3. That the said Vendor has already delivered the actual, physical and vacant possession of
the said property to the said Vendee with all the original documents.
4. That the said Vendor has also delivered to the said Vendee DEED OF
CONVEYANCE/AND ALL OTHER concerned documents and papers of the property
under sale at the time of execution/registration of this Sale Deed for his records and ready
reference.
5. That the said Vendee shall hereafter peacefully hold, use and enjoy the said property as
his own property without any hindrance, interruption, claim, or demand by or from the
Vendor or any other persons whom-so-ever under or through him.
6. That the said Vendor hereby assure the said Vendee that there is no dispute against the
said property and further he is absolute owner of the above said property and the said
Vendor is fully competent and authorized to sell/transfer the said property to the said
Vendee and he has not done anything whereby the said Vendee may suffer any loss or
damages due to the purchase of this property.
7. That all the expenses on the Sale Deed i.e. cost of the stamp papers and registration
charges have been borne by the said Vendee.
8. That all taxes, charges, dues, demands, arrears, electricity charges, water charges,
outstanding bills, house tax, development charges etc if any, in respect of the said
property for the period prior to the date of execution of this sale deed shall be paid and
borne by the Vendor and thereafter the same shall be paid and borne by the Vendee.

9. That the said Vendor has assured the said Vendee that there is no defect in the title of the
said Vendor to the said property. In case, the said Vendee is deprived of the possession of
the said property or any portion thereof on account of any defect in the title of the said
Vendor, then the said Vendor and his estates shall be liable to compensate the said
Vendee in full and for such losses and damages arising there from. The said Vendor also
undertakes to execute and sign all such papers and documents regarding the said property
if such necessity arises at any later stage on the request and cost of the above said Vendee
without any hesitation, demand and delay.
10. That the said Vendee has now become the absolute owner of the said property under sale
in full proprietary rights.
11. That the Vendor hereby agrees and assures the Vendee to help and assist him in getting
the property transferred/mutated in the relevant records of MCD/ Revenue department
and any other concerned department and/or the Vendee shall have full right to get the
property transferred/ mutated in his/her own name from the concerned department on the
basis of this Sale Deed even in the absence of the Vendor.
12. That all right and easements attached with the said property have also been conveyed and
transferred with the said property, unto the Vendees.
13. That the Vendees shall have full right to apply and get the Water, Electric and Sewerage
connection regarding the said property from the concerned authorities and also to get the
existing name changed in his/her own name from the department concerned without any
written consent of the Vendor.
14. That the Vendor has delivered the previous title documents relating to the above
mentioned property.

That the Vendor hereby declares and assures to the Vendee that the said property has not
been acquired by the Government and there is no injunction or attachment order of any
Court or Department.
That the market value of the property as per the circle rates notified under the Uttar
Pradesh Stamp (Prevention of under valuation of instruments of immovable property)
Rules 2007 is Rs.90,00,000 (Ninety Lakhs only/-) All facts relating to its market value,
consideration and chargeability to stamp duty and transfer duty have been fully given in
the sale deed and is mentioned at page 1 of this sale deed.
That the Vendor and Vendee are the Citizens of India.
15. That the said Vendor do hereby agree to save harmless and keep indemnified the said
Vendee against all costs, losses or expenses, which he may sustain or incur by reasons of
any claim being made by anybody.
16. That now the said Vendee shall be bound by all the terms and conditions of the DEED
OF CONVEYANCE/ALLOTMENT LETTER etc. in future.

This Sale Deed after understanding the contents of the same on the day, month and year first

AGREEMENT FOR SALE
THIS AGREEMENT FOR SALE is made and executed on this, the 14th day of August, 2020
BETWEEN
Smt. Sapna Singh d/o. Mr. Swapan Singh aged 40 years residing at Block-R, 614, Bhagirathi
Apartments, Sector 62, Noida hereinafter called the "SELLER" (which expression shall mean
and include her legal heirs, successors, successors-in-interest, executors, administrators, legal
representatives, attorneys and assigns) of ONE PART.
AND
Sri. Bhuvan Bam s/o Mr. Sunil Bam aged 25 years residing at B-8, Sector 30, Vasant Kunj,
Delhi hereinafter called the "PURCHASER" (represented by his power of attorney ) which
expression shall mean and include his heirs, successors, executors, administrators, legal
representatives, attorneys and assigns of the OTHER PART.
WHEREAS THE SELLER is the absolute owner in possession and enjoyment of the
more fully described in the schedule hereunder and hereafter called the "SCHEDULE
PROPERTY.
WHEREAS the property more fully described in the schedule hereunder is the self acquired
property of the SELLER who purchased the same from Mr. Pinaki Ray in and by sale deed dated
23rd August 2005 and registered as Doct.No.345 of Book 1, Volume No.4, Pages 17 to 53,
registered on 24th August 2005 and filed on the file of the Sub-Registrar,
WHEREAS the SELLER is the absolute owner of the property and he has been enjoying the
same with absolute right and he has clear and marketable title to the Schedule Property.
WHEREAS the SELLER being settling abroad permanently, with her citizenship approved has
decided to sell the property more fully described in the Schedule hereunder and the
PURCHASER has offered to purchase the same.
WHEREAS the SELLER offered to sell and transfer the schedule property to the PURCHASER
for a sale consideration of Rs 90,00,000 (Rupees Ninety Lakhs only) and the PURCHASER
herein has agreed to purchase the same for the aforesaid consideration on the following terms
and conditions:

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:
1. The Sale consideration of the Schedule Property is fixed at Rs.90,00,000 (Rupees Ninety
Lakhs only).
2. The PURCHASER has paid a sum of Rs. 90,00,000 (Rupees Ninety Lakhs only) by cheque
bearing No. 006584 drawn on 12th August 2020 dated 14th August , the receipt of which sum
the SELLER hereby acknowledges.
3. The parties herein covenant to complete the Sale transaction and to execute the Absolute Sale
Deed by the end of 15th August 2020.
4. The SELLER confirms with the PURCHASER that he/she has not entered into any agreement
for sale, mortgage or exchange whatsoever with any other person relating to the Schedule
Property of this Agreement.
5. The SELLER hereby assures the PURCHASER and he/she has absolute power to convey the
same and there are no encumbrances, liens, charges, Government dues, attachments, acquisition,
or requisition, proceedings etc.
6. The SELLER agrees to put the purchaser in absolute and vacant possession of the schedule
property after executing the sale deed and registering the same in the jurisdictional Sub-
Registrar's office.
7. The SELLER covenants with the purchaser that he/she shall not do any act, deed or thing
creating any charge, lien or encumbrance in respect of the schedule property during the
subsistence of this Agreement.
8. The SELLER has specifically agreed and covenants with the PURCHASER that he/she shall
do all acts, deeds and things which are necessary and requisite to convey absolute and
marketable title in respect of the schedule property in favour of the PURCHASER or his
nominee.
9. IT IS AGREED between the parties that all expenses towards Stamp Duty and Registration
charges shall be borne by the PURCHASER only.
10. The PURCHASER shall have the right to nominate or assign his right under this agreement
to any person / persons of his choice and the SELLER shall execute the Sale Deed as per terms
and conditions of this Agreement in favor of the PURCHASER or his nominee or assignee.
11. The SELLER has agreed to get consent deed duly executed to this Sale transaction from his
wife/her husband, sons and daughters on or before date of registration of Sale Deed and assured
that they all join to execute sale deed in favor of the purchaser.

12. It is hereby expressly provided and agreed by the parties here to that both parties are entitled
to enforce specific performance of the agreement against each other in case of breach of any
conditions mentioned in this Agreement.
13. The original of the "AGREEMENT" signed by both the parties shall be with the
PURCHASER and copy of the same similarly signed shall be with the SELLER.

IN WITNESS WHEREOF the SELLER and the PURCHASER have signed this Agreement of
Sale on the day month and year herein above mentioned in the presence of the witnesses:

It is to be certified that the title of property situated at which is within the limits of Municipal
Corporation and within the limits of New Delhi Municipal District, District South, admeasuring
about and bounded as under:
Currently the said property is owned and possessed exclusively by the owner Mrs. Sapna Singh,
40 years old, d/o Mr. Swapan Singh, r/o Block-R, 614, Bhagirathi Apartments, Sector 62, Noida.
The title of the said property is clear and marketable and there are no encumbrances on the
property. The title certificate is on the basis of search conducted from the revenue records of last
30 years of the Registry Office.
