Digital Mock-up Unit (DMU)

• DMU projects the design intent in 3D rendering for better &

clearer visualisation

• Identify problem & prevent abortive work on actual mock-up

Project: The Tapestry

Virtual Reality (VR)
• Project team can easily access to VR environment

• VR walkthrough enable project team to continuously improve understanding of project before construction started

Project: Woh Hup Technology Hub

Cloud Based Coordination
• For mobile coordination and check M&E clashes on the go

• Assign task(to-do list) for the respective member to take action

Project: Whistler Grand

Mobile Applications with QR Code
• Module tagging
• View drawings & details
• As-built verification
• Quality inspection
• Progress monitoring
• Certify payment
Digitalized Rebar Detailing 59

• Auto generation of Bar Bending Schedule (BBS)

• Prevent potential clashes with M&E services

Laser Scanning

• To obtain as-built of existing building for design and

construction planning

• To scan the existing road and ground condition for earth

work quantity measurement and planning
Drone Applications

• Monitoring construction status, tracking site progress

• Site utilization and logistic planning
• Identifying safety issue and risk

Challenges Faced &
Mitigation Measures
Challenges Faced & Ways to Overcome
Challenges Faced & Ways to Overcome

➢ Payment schedule differs from conventional projects

➢ Higher upfront costs

➢ Incremental costs of PPVC construction vs conventional

➢ Arrangement with developer for verification of work

done off-site

➢ Tapestry adopts milestone stage payments which helps

ease cash flow
Challenges Faced & Ways to Overcome

➢ PPVC requires more space for fit-out works and

storage compared to conventional construction

➢ Requires investment in land and upgrading of

yard facilities

➢ Land scarce Singapore

➢ Partner firm that has premises to carry out fit-out

works, e.g. Keppel Shipyard

➢ Yard expansion in JB
Challenges Faced & Ways to Overcome

➢ Requires high capacity tower crane

➢ Higher rental costs compared to typical cranes

➢ Plan and collaborate with crane supplier to procure cranes early

• Optimise deployment of HCTC during PPVC hoisting stage

➢ Consider purchase vs lease of HCTC

Challenges Faced & Ways to Overcome

➢ To design modules that can optimise transportation

limit

➢ Project schedule may be affected if delivery is

delayed due to congestion at customs

➢ Proper planning between delivery and site

installation of modules is important

➢ Arrange for holding area to ease logistic planning or

manage with just-in-time delivery when possible
