Listing Script or Seller Script (FOR REALTORS)

SCRIPT 1:
Hi! Is this__? My name is ____, and I am calling in reference to the property at ___. I was just
wondering if you have any plans on putting this property back on the market any time soon.

If No: Oh, I see, anyway if anything changes do not hesitate to give us a call, we’d love to help
you out.
If Yes: That’s great! When are you planning to put it back in the market? if We could help you
make it happen, that would be OK with you, right? Wonderful! When would be the best time for
My manager (Realtor name) to call you to discuss more about how he can help you sell your
home?

Possible Rebuttals:

- Where did you get my number? My Research team provided me this information and I
do believe they got it from public records.
- Why are you asking about my property? Well we’ve seen that the listing for this
property has expired and we were just wondering if you still have plans on relisting or
putting the property back on the market.
- Are you an Agent/ Realtor: No I am not an Agent/ Realtor, I am an assistant to a realtor
his name is (Realtor name).

SCRIPT 2:
Hi this is (name) from (Real Estate Company). May I speak to the property owner of (address)?
*If not available: end the call politely
*If available go through the questions below..
- Is the property still for sale?
- What motivates you to sell your property?
- Have you listed with a Realtor?
*If yes, end the call politely
*If no, continue with the questions

- Would it make sense if you meet up with my realtor in the name of (Realtor's name)
tomorrow at (time of appointment)?
- Provide your best reason to land the appointment.

Buying Script or Buyer Script (FOR INVESTORS)


SCRIPT 1:
SMILE and be conversational with prospect.
Hi (CLIENT’S NAME), this is (YOUR NAME) with (Company name) & I am
returning your call about the home that you have available. Did I catch you at a bad time?
Ok great…

1) Can you tell me a little about the property like how many bedrooms and bathrooms you have?

2) How would you describe the condition of the property? What kind of repair does it need?
- is it vacant or occupied?
- (If occupied) are you renting it out?
- (if rented) How much is it rented for?
- is it listed with a Realtor?
- (if listed) what is it listed for?

3) Sounds like a great property but why would you consider selling it?

4) Are there any liens or mortgages in place that we need to address if we were to do a deal?
- (if no), oh ok, so you own it free and clear?

5) If I can pay all cash and close quickly (pause), what would be the best price
you’d consider, if I paid all the closing costs (pause) and bought in as is condition (pause)?

Ahhhmmm (sound confused) Is that the best you could do? __________________________.

(if customer refuses to give a price) Sir or Ma’am, we get a ton of calls from
homeowners and we’re not able to look at every house, and I don’t want to
waste your time if we can’t do business, so could you give me a ballpark
figure?

7) Now, the address of the house you’d like to sell is (Address of property), correct?

8) If this is a house we’ll be interested in, what is a good email address that we can send a
contract to?

Great, thank you! Let me send your information over to my manager, and he will review it and
get back to you.

SCRIPT 2:
Hi, (Name), (your name) here!
I have on my notes that you are in the market looking for properties. Would you be interested in a
Real Estate deal way under market?
If yes:
Great! This house is in the Miami Gardens area, but let me ask you: Are you in a liquid
position to buy this property which is $50,000.00 under market?

If yes:
Okay, so you could move forward TODAY if this was the right deal.

Here the buyer will say: I don’t know you, is this a scam? Or any other objection
You know (name) I really respect you are asking that, because a lot of stuff like that goes on, and
if I was in your position, I’d ask the exact same thing. You can check us out on Facebook or
online we do business here in Miami. I got your number, and on my notes, it says you are a
regular investor. Is that true?

If yes:
We find great deals, and sometimes we just get too many deals and we can’t do them all.
I rather make a little money. I am just trying to find out if this deal is a fit for both of us. I
am in the middle of 3 other deals right now. I am looking to sell this property right now
to the right person. Would you be interested in doing business with me today?

SCRIPT 3:
Hi, this is (your name), just called you and left a VM. We're investors and we have a couple
properties around the area. Just looking to see if you're interested in something to add on your
portfolio or if looking to sell yours.
