Project Planning in Construction Phase
Statement:
A residential housing scheme for which the plan is attached is provided in Lahore in a
developed society. The designer provide 5 Marla houses three designs option for the society.
Total approximately of cost of project is 100M rupees and total duration of the project is
2 years.
Also, three alternative design are provided for same 5 Marla house you need to select
an appropriate design with stating reasoning.
Define Project:
Cost = 100M rupees
Duration = 24 Months
Type of construction:
1. Structural works.
2. Architectural works.
3. Electromechanical works.
4. Water and gas supply and sewerage.
5. Woodwork.
6. Doors and windows installation.
Problems will be of time and budget management. That’s why we have to make a
proper plan.
Structural works:
Cost = 35%
Months = 18 months
Architectural works:
1. Facing of houses.
2. Design and color of windows.
3. Painting color and textures.
4. Floor finishing.
5. Doors design.
6. Finishing and aesthetics.
Cost = 35%
Months = 18 months
Electro-mechanical works:
Cost = 3%
Months = 6 months
It includes:
Sui gas or gas supply system piping construction will also be considered.
Cost = 5%
Months = 10 months
Woodworks:
In this activities involve are making of cupboards and cabinets and almirahs.
Cost = 5%
Month = 4 months
Doors and windows installation will done by respective workers like aluminum
windows are now commonly used so aluminum worker will be there.
Cost = 5%
Month = 4 months
Rest part of the cost which is 12% will be for different purposes e.g. tax, constraints,
etc.
Develop goals and objectives:
The proper distribution of finances and time will refer to the goals and objectives of
the work are that to done everything properly and in time without wastage or neglecting
anything.
Financial:
To done everything in budget and upto the mark. Finances may deplete during architectural
work specially. This will be soft constraint if properly handled otherwise it may create
difficulties.
Technological:
Some plots in society are not proper rectangle. So, there will be difficulties in constructing
those 32 houses. It will be hard constraint but can be timely managed.
Environmental:
In two years span, there will be heavy rain, so care should be taken to keep anything
perfect.
Social:
Death of any person may be a cause of this constraint. It will be a soft constraint and will be
less effecting if project is properly discussed and plan with team.
Conduct of analysis:
Identify alternatives:
Identification of alternatives should be carried out with special consideration
based on the requirements and needs. In this project we have three types plans of houses e.g.
Option ‘A’
Option ‘B’
Option ‘C’
Analyze alternatives:
Analyze of alternatives will be done after Identification in which we will choose the best
option financially and which will fulfill all requirement. So, we will consider here covered area,
cost and comfort.
According to me, Option ‘B’ is the best option. Because it is financially best,
economical and it also completely fulfill comfort needs.
Implementation:
Develop implementation plan:
Execute the project is specified time and within budget but everything should be
up to the mark.
Project manager will do this job. He will evaluate and manage all things properly in
specified time and within proposed budget.
Appropriate Design:
The design selection of 5 Marla house should be carefully done. According to me
Option ‘B’ is the best option. Because of the these reason.
1. Covered area is the less but all needs are fulfilled in that also.
2. Water supply and sewerage system is easy.
3. It is properly ventilated.
4. Sun light will be there.
5. Easy to construct and set.
6. In society plan, it is best fitted and privacy remain intact.
Both other plans have some drawbacks. One doesn’t seem comfortable (Option ‘C’)
and other one have extra cover area (Option ‘A’) with no significance. Both these aspects
should be taken into account for comfort and for reduction of cost and work load.
