Lease Agreement
nineteen (01/11/2019) between, Mr. Navas - Age 47, S/O Kaliyadan Hameed, residing at
House No. 5/244, Ramachaparambu, Marranchery, Kochi - 2, Ernakulam District 682002 on
the one side hereinafter referred to as the 1st party and Robin Mathew S/O Mathew
Varghese – Age 25, residing at Palathigal, Cheruthana North, Ayaparambu PO, Cheruthana,
Ayaparambu, Alappuzha, Kerala, 690517 on the other part hereinafter referred to as 'the
second party'.
1) The monthly rent of building shall be Rs. 15,000/- (Rupees Fifteen Thousand only) payable on
01st day of every English calender month to the first party or to his duly authorized persons by
the second party and shall obtain receipt.
2) The second party shall not cause any damages or modifications to the let out building and
not to do anything by which will affect the beauty and safety of the let out building.
4) The first party has received from the second party an interest free advance (Security) of Rs.
1,00,000/- (One Lakh only), to be repaid by the first party on the expiry of tenancy. But the first
party shall be entitled to appropriate any sum from the advance amount 1,00,000/- if therein
any arrears of rent, interest thereon and towards damages caused to the let out room by the
second party or towards defaulted Electricity, telephone and Internet charges if any.
5) The room could be vacated by giving one month advance notice between the parties.
7) The second party shall not cause any obstruction, annoyance or disturbance to the tenants
and owners of the adjoining rooms, on corridors upon any entrances or common places and
shall obey the reasonable directions by the Apartment Owners Association of Chammany
Towers to the second party without causing any disturbance to the peaceful functions of the
office of the second party.
8) Any disputes in connection with the terms in the agreements will be entertained only in the
Court at Ernakulam alone.
10) If the rent deed is renewed after 11 months, the second party shall pay a 5% increase in
rent.
