1. PROJECT
A project is generally a non-recurring task having a definable beginning and end, with a definite
mission and has a set of objectives and achievements.

2. PROJECT MANAGEMENT
Project Management is application of knowledge, skills, tools and techniques to achieve the objectives
of a defined project with the aim to ensure that a project is completed within the scheduled time,
authorized cost and to the requirement of quality standards.

3. TYPOLOGY OF VARIOUS CONSTRUCTION PROJECTS


GENERAL BUILDING CONSTRUCTION PROJECTS
1. RUPAREL NOVA, MUMBAI
• Ruparel Nova in Parel, Mumbai South is developed by Ruparel Realty.
• It is a residential project.
• Ruparel Nova price ranges from 1.29 Cr to 1.30 Cr.
• The project is spread over a total area of 2.61 acres of land. It has a total of 1 tower. The
construction is of 40 floors. An accommodation of 180 units has been provided.
• The Apartment are of the following configurations: 1BHK. The size of the Apartment
ranges in between 33.35 Sq. m and 34.0 Sq. m.
• It is an under construction project with possession offered in Mar, 2024.

2. ASPIRE, PUNE
• Aspire in Bavdhan, Pune is developed by Puravankara.
• It is a residential project.
• Aspire price ranges from 90 lacs to 1.20 Cr.
• The project is spread over a total area of 2.64 acres of land. It has a total of 2 towers. The
construction is of 16 floors. An accommodation of 237 units has been provided.
• The Apartment are of the following configurations: 2BHK and 3BHK. The size of the
Apartment ranges in between 76.92 Sq. m to 134.99 Sq. m.
• It is an under construction project with possession offered in Sept, 2023.

3. SHAPOORJI PALLONJI PROJECT, GURGAON


• Shapoorji Pallonji Joyville Gurgaon in Sector-102 Gurgaon is developed by Joyville
Shapoorji Housing.
• It is a residential project.
• Shapoorji Pallonji Joyville Gurgaon price ranges from 61.21 Lacs to 1.82 Cr.

5. ASHOK BIRLA APOLLO HOSPITAL, MAHARASHTRA


• Ashok Birla Apollo Hospital, Maharashtra is developed by Ashok Birla Apollo
Hospital Private Limited.
• It is an institutional project.
• The estimated cost of the project is 240 Cr.
• It is a 225-beds super specialty hospital.
• The project is spread over a total area of 25,843-SQ M. land.

INDUSTRIAL CONSTRUCTION PROJECTS


1. INDUSTRIAL ESTATE, RAI, HARYANA
• Industrial Estate, Rai, Haryana is developed by Haryana State Industrial and
Infrastructure Development Corporation.
• It is an industrial project.
• The estimated cost of the project is 49.31 Cr.
• It is a 345-acre industrial park.

2. HAMPTON COURT BUSINESS PARK, LUDHIANA, PUNJAB


• Hampton Court Business Park at Ludhiana in Punjab is developed by Ansal
Properties & Infrastructure Limited.
• It is an industrial project.
• The estimated cost of the project is 300 Cr.
• The project on 45 acres will house eco-friendly industrial units.

3. AIRCRAFT COMPONENT INDUSTRIAL AREA, KARNATAKA


• Aircraft Component Industrial Area, Bangalore, Karnataka is developed by Satio
Technologies.
• It is an industrial project.
• The estimated cost of the project is 41 Cr.

ENGINEERED CONSTRUCTION PROJECTS

1. GANGA EXPRESSWAY, UTTAR PRADESH


• Ganga Expressway is controlled by Uttar Pradesh Expressways Industrial
Development Authority
• It is an engineered construction project.
• The estimated cost of the project is 36,000 Cr.
• Length of project is 628.000 KM approx. This expressway will be of 06 lane and all the
structures will be constructed of 08 lane width.
• Districts benefited from the project:- Meerut, Hapur, Bulandshahar, Amroha, Sambhal,
Badaun, Shahjahanpur, Hardoi, Unnao, Rai Bareli, Pratapgarh and Prayagraj.
• It is an under construction project to be completed by 2024.

2. GANGA BRIDGE, MUNGER, BIHAR


• Ganga Bridge, Bihar is developed by The Braithwaite Burn and Jesssop
Construction Company Limited.
• It is an engineered construction project.
• The initial project cost was Rs. 790 Cr. It is revised to Rs 995 Cr.
• Length: 3.685 km, Span: 1x32m +29x121.6m + 1x32m, Steel Work: 61000 MT.

AN OWNER IS CONTEMPLATING THE DESIGN AND CONSTRUCTION OF A HIGH-
RISE APARTMENT BUILDING IN YOUR REGION’S CAPITAL CITY. IDENTIFY
POTENTIAL APPROPRIATE PROJECT DELIVERY SYSTEMS. WHICH MIGHT BE
PREFERRED? WHY?

The appropriate project delivery system I prefer for design and construction of a high-rise apartment
building in my region will be DESIGN-BUILD method. I would like to adopt this method because it
will be difficult for the owner to manage such a big project by contracting architect and contractor
individually. So, it is better to approach a single organisation which will coordinate among
themselves.
In design-build method a single contract with the organisation is formed which is responsible for both
designing and construction of the apartment. According to me, a proper coordination between the
designer and contractor is needed for the successful completion of a project and in this method both
designer and contractor have same goals to complete a successful project that meets or exceeds the
owner’s expectations.
Now as a high-rise apartment is to be constructed, its total cost, duration of completion, end result will
matter a lot and when the same group that designs the project also builds the project, much more
attention is given to pricing and scheduling in the design phase. This will results into a healthy design.
Moreover, a sense of continuity is much needed for the successful completion of a project. A design-
build firm is involved in the project from start to finish, which adds an efficiency and effectiveness to
the project.
Now as it is a big project, any collision or fight between the architect and contractor will lead to
degradation of the project. And as in design-build both the architect and contract are from the same
organisation, it cuts out the big egos which is so common in the design industry. The design and
construction should not be stressful otherwise it would affect the overall design. And a project like
high rise apartment needs complete discipline and management. So, adopting a design-build would
lead to a thoughtful construction throughout. Design-build is transparent because owners understand
the process and know what is going on at all times. The best partnerships work not because people say
what everyone wants to hear, but because they say what everyone needs to hear.
For such a big project, the major need is to manage time properly. This delivery method helps to
manage time effectively. The design and construction process overlaps in this method. As a result,
competitive bidding can be phased, redesigns are eliminated, materials with long lead times can be
purchased earlier, and work can begin before construction documents are finalized.
These are some reasons for choosing this delivery method for construction of high-rise apartment in
my region.
