In accordance with the instruction received from NRB Commercial Bank, Ekuria
Branch, Italy Tower, (1st & 2nd Floor), Container Port Road, Hasnabad, South
Keranigonj, Dhaka-1311. on 24.07.2020, we carried out physical verification of land on
25.07.2020 situated at House# 09, Block# B, Road# Power House (P.D.B)-2

BASIS OF VALUATION OF LAND
During the course of our valuation, we have inquired with local people deed writers and the
people who are involved with land business with a view to arrive at an average consensus
rate as to the market price of the land in the locality, also considering location, size of land
and the infrastructure in and future prospects of the locality. In view of foregoing, we have
valued the plot being purchased and sold at House# 09, Block# B, Road: Power House
(P.D.B)-2 Hasnabad, Vill: Hasnabad, Ward# 09, PS: Dhaka Jute Mill, PS: South
Keranigonj, Dist: Dhaka. During the last six months.
CLASSIFICATION OF LAND
It is a Residential high land. During our physical inspection period we found that a 2-Storied
complied building situated on the land.
VALUATION OF LAND
PRESENT MARKET PRICE OF LAND
The price of land is fluctuating in nature. The present rate of the local area on our personal
contact with deed writers, income tax and gain tax personnel. We came to learn the
prevailing rate of buying & selling assignment conveyance transfer of interest with right
titles and benefits of land in and around House# 09, Block# B, Road: Power House
(P.D.B)-2 Hasnabad, Vill: Hasnabad, Ward# 09, PS: Dhaka Jute Mill, PS: South
Keranigonj, Dist: Dhaka. area is around Tk. 24,50,000.00 to 25,50,000.00 per decimal.
But to be kept in safe side we have determined the price of the land at the
Tk. 25,00,000.00 per decimal which is average rate.

To arrive at a fair value of land we have taken current rate of the same is
Tk. 25,00,000.00 per decimal.

Therefore, the value of 4.20 decimal would be Tk. 1,05,00,000.00

(Roof, column, beam, etc.) During our physical inspection we found that building foundation
area is 1330.00 Sft. (As per plan). But 1512.00 Sft. (As per physical measurement)

While making assessment of building as basis cost has been determined with present cost.
The cost has been ascertained on the basis of type as structure present cost of
construction, materials, technical & non-technical labor cost as workmanship etc.
