For purpose of estimation of this proposed development in Epping and considering the design document at hand we
utilized superficial estimation method to provide a preliminary estimate for construction of this project. It should be
noted that figures(monetary) utilized in this estimate are for a flat site, medium finish and assumption of minimal
dewatering expenses, any factors such as sloping sites, latent ground conditions and design resolutions shall lead to a
change in this estimate.

The cost given is based on total floor areas measured between inner faces of external walls using the FECA and UCA
method where all fully enclosed areas and unenclosed areas are categorized accordingly and costed as such. For your
perusual we have attached the Rawlinson definition for FECA/UCA. Due to pricing difference between Internal Apartment
elements and basement we have priced basement separately instead of adding it to FECA. External garden, landscaping
features are included in Provision Sum and with level of detail of plans shall be costed further.

The design documents had sufficient information to accurately be utilized in estimating software, CostX and scale of
1:100 aided in the accurate calculation of FECA/UCA’s.

Assumptions whilst calculating this area also included detached laundry, linen and bath areas to FECA. For purpose of
this estimate additional elements such as landscaping details and features to basement were omitted. PC amount of
shall account for these additional elements. Rates assumed for this build are to be of medium/standard finish and any
variation to this specification/rates shall be accounted for the revised estimates upon receiving of new design plans.

- The cost estimate provided is for metropolitan areas only, including allowance for preliminaries and builders
profit and margins.
- Costs given should be adjusted to take account of such factors as sloping sites, foundation problems, high
wall to floor ratios, unusual shape and any special design factors where costs can vary considerably from the
range given.
- Costs can provide no more than a rough guide to the probable cost of a building, and whilst in many
instances a single rate is sufficient to indicate this ruling average cost, there are many other instances such as
banks, function centres, theatres, churches, residential buildings, where costs can vary considerably from the
range given.
- Costs EXCLUDE land, demolitions, covered ways, external services outside 3.0m from the outside face of the
building, external works other than those immediately adjacent to the building, loose or special equipment,
furniture, furnishings, legal and professional fees.
- Costs exclude the Goods and Services Tax (G.S.T.).

- The rate estimated for, consists of; Apartments – Multi storey, one- or two-bedroom units, lift, excluding
balconies – with a basic standard finish. Please note: balconies have been allowed for as an additional rate.

- Due to lack of details, basic standard finish has been allowed for.
- The price range between a basic standard finish and a medium standard finish consists of $1960 - $2295/sqm.
- The allowance for balconies has been extracted from Page 43, Rawlinsons 2020; with a basic to medium finish
ranging from $580 - $1010/sqm respectively.
- An allowance has also been made for a fully underground parking; FULLY UNDERGROUND, two levels
including additional excavation and structural costs, ramps, fire sprinklers, mechanical ventilation, lift service.
No roof over, as within building (Rawlinsons 2020, Page 35). A rate of $1760-$1895/sqm has been allocated,
appropriate for Sydney. NOTE: No lifts have been allowed for within the building estimate, upon clearer plans
a more accurate of the underground carpark can be provided using Rawlinsons 2020, Page 86.

COVID – 19 – The Cost to Complete does not include for any cost impact or programme delays that may arise
from this pandemic or future government actions/directions/legislation to counter the spread of the virus.

Please note this is preliminary estimations and subject to change depending upon the client documentation of the
project and changes to legislation that may arise from COVID-19.
