DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Donation is made and entered into by:

PROCESA S. MORALES, Filipino, of legal age, single, and a resident of

La Libertad, Baclayon, Bohol, Philippines, hereinafter called the
“DONOR”;

-and-

ROSARIO ISRAEL LAWIS, Filipino, of legal age, married to RENANTE R.

LAWIS, and a resident of 84 Torralba Extension, Tagbilaran City, Bohol,
Philippines, hereinafter called the “DONEE”.

WITNESSETH:

That the DONOR is an aunt of the DONEE;

That the DONOR is one of the heirs of the late Maria Salisid (Sanag),
hence a successor of the real estate properties of the deceased as evidenced by
an Extrajudicial Particion of Estate of the Deceased Person with Simultaneous
Sale of Portions of a Parcel of Land dated July 11, 2018 and acknowledged
before Notary Public, Atty. Charles Ceasar L. Edulan, CPA and entered in his
Notarial Register as Doc. No. 164, Page No. 33, Book No. XX, Series of 2018, a
copy of which is hereto attached and marked as “Annex A”;

That the parcels of land, with OCT No. 58642, 20923 and 60633, all
registered under the Heirs of Maria Salisid, were subdivided and by virtue of
the aforementioned Extrajudicial Particion, the DONOR is the true and lawful
owner/successor of two portions of land designated as Lot 14, Pcs-07-006612,
with an area of One Thousand Eight Hundred Forty-Five (1,845) Square
Meters, and Lot No. 17, Pcs-07-006612, with an area of Seven Thousand Nine
Hundred Fifty Nine (7,959) Square Meters, both located at Brgy. Guiwanon,
Municipality of Baclayon, Bohol, and which are particularly described and
bounded as follows:

WITNESS

That the DONOR desires to cede, bequeath, and transfer by way of

DONATION Lot No. 14 and Lot No. 17 to the DONEE;
WITNESS

NOW WHEREFORE, for and in consideration of the above-premises and

for the love and affection which the DONOR has for the DONEE being her
niece, and the only one who consistently cares for and visits the
abovementioned properties, the said DONOR, by these presents does hereby
ROSARIO ISRAEL LAWIS

TRANSFERS AND CONVEYS, by way of DONATION unto the said DONEE, her
heirs, assigns and successors-in-interest, Lot No. 14 and Lot No. 17, with all
the improvements found thereon, free from all liens and encumbrances;

That the DONOR does hereby state, for the purpose of giving full effect to
this donation, that she has reserved for herself in full ownership sufficient
property(ies) to support herself in a manner appropriate to her needs;

That the DONOR intended that such properties form part of the
Paraphernal Property of the DONEE;

That this Donation is made without the intent to defraud creditors or any
person with a right to the subject lot.

 DEED OF ACCEPTANCE

The DONEE, ROSARIO ISRAEL LAWIS, does hereby ACCEPT this

DONATION of the above-described real properties, with all its improvements,
and does hereby express her gratitude for the kindness and liberality of the
DONOR.
